Quantity & management fee rate increase
We have a number of plans that have a different annual rate increase for quantity management fees than for standard management fees. For example, the standard management fee annual increase could be 3% on 1st March, but the fee for Keys is a 5% annual increase on 1st July.
It would be great if we could capture this and not have to go through and manually update the fees for each individual plan at the appropriate date each year. It is very a very time consuming task1 vote -

We now have many strata plans that have "Fees payable in advance" included in the management agreement. However, we are unable to process this as fees can only be processed once each month.
We need the ability to charge fees at least twice each month, beginning and end. There would need to be a flag on the fee config to select advance or arrears.1 vote -
Quick Reports / Cr Invoices / Work Orders
Add link to work order added to cr invoice from the quick report screen (like the filesmart inv link) this will help with pending invoices being checked by management for invoices with a work order attached without having to navigate to multiple screens

General Ledger by Accounts Reports
At the end of Financial Year for a building with Investment/non-mutual income, it is necessary to use ‘General Ledger by Account Reports’ from the Activity List in order to gather the necessary account balances for the End of Financial Year Tax Provision calculation and corresponding journal.
We average 16 of these reports every month so it would be advantageous to be able to HOLD the selected Accounts and Dates which would save having to continually re-input each selection every time a new building is entered.1 vote -

OC Certificate - Legislative Correction
Stratamaster incorrectly calculates the amount due for every status certificate. It calculates this based on the previous levy posted rather than the approved function meaning the software does calculate the amount due as required under the legislation correctly. This creates additional work for staff every single time meaning on average staff are losing at least two days per year rectifying this issue. The amount of time saved by business by correcting this issue as a direct result would be substantial but as a legislative requirement should always calculate the correct figure.

It would be helpful for Stratamaster to have spell check for diary entries, work orders quotes etc

Update My Details
The way documents are distributed is important, but the ability to update the distribution details is not easily available. Consider moving the UPDATE MY DETAILS button to the top left hand side of this page (under the address and picture), so that it's more apparent that this button applies when wanting to change anything shown on this page.

Bank Details
Consider hiding the bank detals for Owner logins and redesign the bank details frame so it doesn't require left/right scrolling. There is plenty of room to do this by reducing the width of the Maintenance frame to the right of the bank details frame.

'UPDATE MY DETAILS' to return a confirmation when clicked
When 'UPDATE MY DETAILS' is used a feedback confirmation should appear to let the lot owner know that the process is complete.

Location Icon in portal obscures longer addresses, maybe have the text box expand to the right and not over the icon.

Change the title of Chairman to Chairperson, so that it is a non-gender specific title that doesn't offend.

Online Invoice
It would be beneficial if the approvers could view the instructions form the other approvers (assuming they have been submitted). We have our building managers as an 'approver' and it would be beneficial and more sensible if the treasurer (or any other approver) could see the instructions submitted by the Building Manager. If the BM has not approved the invoice, they make comments as to why and this is useful information for the treasurer. They would then submit a NO to pay and be aware of why it was not approved.

Waive Interest
When waiving interest for a whole strata plan, Is there a way to select all lots by one button/one step? as currently we are waiving interest per lot individually, which take a lot of time especially with a larger Strata with more than 100 lots.

SMTP Setup Options
Add option to include a cc email address to the SMTP Server setup options in Agency Configuration/Tab 2.
This will allow users that use third party emailing services to retain a copy of the emails that are sent out for future reference if required.1 vote -
Bill Payment Receipting
We would like for Bill Payments to be automatically receipted when an Owner includes the reference number in his payment. Currently only Automatic Payments are automatically receipted and Bill Payments need to be manually receipted.

Debt Recovery Fees automatically being charged to the Body Corporate
We would like to know if there is a way for Strata to not automatically create a creditor invoice to the Body Corporate if a Lot has been sent a stage 1,2 or 3 letter? We prefer to create a MYOB invoice and workflow it through File Smart. With the new invoice approval system, we need to change all the BC's from hold to pay which will cause the Cr Invoice for debt recovery to be included in the next batch run and we will not have the opportunity to change the details. it just makes the detailed expenses messy,…

Interim reports on the portal
When running interim reports, select save to file option there is no pop up box to select who can view the report on the owner portal. Currently if the reports are to be available on the portal each one has to be selected in FileSmart and select the viewable options.

Section 184 - Building Products (Safety) Act 2017
That there is a section in the strata master Corp. Screen to add information regarding Building Products Safety for a building that will then populate into Part 11a. of the Section 184 Certficate for issues such as combustible cladding on buildings.
