  1. When running Reports (for later audit purposes) - General Ledger Reports all are run as a snap shot of the Ledger - for Multi Strata, as the auditors may choose any one or more strata and do not want later adjustments to compromise the data that was Balanced at an end of month or year.

  3. I'd like to see Additional debtors included in Debt Recovery as well as having one report to cover all outstanding debtors. Currently, it takes three reports to cover the various types of outstanding debtors and you cannot send a reminder notice to additional debtors through the system.

  5. The option for adding non-owner committee members is a good one, so that proxy holders who are committee members can use the portal without seeing the personal account details of the owner they represent. However, the idea that they can approve invoices, but they can't see the financial reports for making financial decisions, nor the documents which contain the building reports and quotes that the invoices relate to, is just ludicrous. All committee members should and do need access to other details such as quotes, correspondence and meeting voting functions.

  6. Given we do not process cheque payments for any creditors / contractors, can we have an agency setting that removes this as an option? We have had a couple of instances whereby Cheque has been selected in error, payments have been processed, however the payments have obviously not been released. Yes its human error, but if we could have an agency default setting, we remove the risk.

  7. New Qld Legislation allows a body corporate to change the quorum for a general meeting by special resolution from 25% and 2 people present to 10% and 1 person present. I suggest making an option to change the quorum amount in the system so that you can tell which scheme has approved this change and also so that it calculates on the voting register.

When owners make payment of the levies etc, and their payment is allocated to a few different items, the owner ledger only gives you the different line numbers that the payment was allocated to. i would like it, if it would say the dollar $$ amount allocated to each line. For example $300.00 received, in the next coloum the dollar amount say$20.00 to line 1, the next line the dollar $ amount says $100 and allocated to line 2, then $180.00 allocated to line 3. It would make it simpler for owners to see how their payment was allocated and…

  11. It would be could if in Strata Master on the building card in bank account tab you could just press one button and it would copy the bank account name BSB Account Number all at once so that you can then send it to people. Like a banking app does. Would be a lot easier as currently you cant copy the bank account name & you have to copy the BSB and the Account Number separately.

  12. When opening Labels > Lots tab > and entering criteria the same 70+ columns open whether Owner, Agent, Resident are selected. Could a configure of the columns be provided, as in Quick Reports, where the columns can be reduced to those required?

  13. It would be great to have outstanding submeter invoices included when doing debt recovery/reminder notices. At the moment, if an owner has say $60 of outstanding electricity usage it is not picked up when 'min amount in arrears' is set to say $30.

  14. It would be nice to have a simple way to receipt EFTPOS receipts. Currently, we are receipting in the cheque section but we then need to amend our bank deposit forms by hand (which doesn't look great). Not sure if there may already be an easier way to receipt?

  16. Is it possible to have the "paid to" dates line up with the levy year? We have a few complexes that pay their levies annually but the paid to date is a year from the due date (after the AGM) instead of the levy year end.

  17. Some of the plans we manage have an annual increase in their Management Agreements of "CPI or fixed, whichever is the highest". there is nowhere in the fee set up structure to capture this, there is only CPI or fixed.
    Could this please be captured so that we don't have to manually update each fee at the applicable increase date each year

  18. We have a number of plans that have a different annual rate increase for quantity management fees than for standard management fees. For example, the standard management fee annual increase could be 3% on 1st March, but the fee for Keys is a 5% annual increase on 1st July.
    It would be great if we could capture this and not have to go through and manually update the fees for each individual plan at the appropriate date each year. It is very a very time consuming task

  19. We now have many strata plans that have "Fees payable in advance" included in the management agreement. However, we are unable to process this as fees can only be processed once each month.
    We need the ability to charge fees at least twice each month, beginning and end. There would need to be a flag on the fee config to select advance or arrears.

  20. Add link to work order added to cr invoice from the quick report screen (like the filesmart inv link) this will help with pending invoices being checked by management for invoices with a work order attached without having to navigate to multiple screens
