Add a nickname for creditors for searching purposes
Add a section that will show up in search bars / creditor invoice bars for custom acronyms or codes for creditors instead of only having the full name search. Like a 'nickname'.
Examples:
'PCA' for Property Compliance Australia
'LCC' for Logan City Council

Invoice Genius: Expand vertically Wider in creditor's description
Please make the key-in space vertically wider in the creditor's description. Normally the description is very detailed with long sentences, we can only move the mouse to see the whole context .

BPAY details on invoice
Tenant invoices should include the BPAY and DEFT reference number/tenancy ID number. I am getting complaints and requests from tenants for audit and compliance purposes and general ease of payment. Every invoice I receive has the payment details/options included on the invoice. Can you please advise if this is being looked at? Thanks

Provide CPI figures which allows us to know the new rent
On Released and Cirus8 they provide the last quarter CPI figures and calculates your tenants new rental amount. This saves the PM significant time in searching for CPI figures and performing the calculations

Owner profile show property under management
When receipting owner funds would be good to have the Owner profile to also reflect property they own, not THEIR postal address.
When have the same owner entered more than once cannot tell which is which without knowing their profile ID

Remove emergency contact from being automatically included in mail merge from Profile
When selecting 'Mail merge multiple' or 'email all' from the owner's screen, emergency contacts, accountants and other are all automatically included in the correspondence and it's a manual step to remove which can very easily be forgotten or missed. Can it be an option to add these contacts in instead of being automatic as a lot of information sent to Owners is sensitive?

Add a {CurrentUser_Position} field into PT and to Mail Merge
This would involve adding a "Position" field into the "Update User Details" page and then a {CurrentUser_Position} field into the mail merge template.

Owners Statement
An owner has requested that his statement has the EFT details of payment removed for fraud purposes.
Currently the account number is partially blanked out where you can only see the last digits.
We would like the option of a statement where this is removed completely for those owners who have security concerns.

Trigger for Tenant Receipts
Have the ability to send a tenant receipt when funds have cleared not when the bulk direct debit batch is processed.
Send an email to the tenant to advise the direct debit has been processed and once the funds are cleared, you will be issued with a tenant receipt. Once the clearance days has passed and banking has been completed, have the option to send tenant receipts for cleared funds.

Pay Agency
Do not allocate the management fee until the rent as cleared.
I am finding that with direct debit, the management fees are being allocated to the agency and if you pay the agency these are paid out before the funds are cleared.
PT does not release uncleared funds to an owner so why release the management fees to the agency when the rent has not cleared.

Remove Uncleared Funds
Remove uncleared funds from the landlord end of month statement.
Feedback from clients is that it is not relevant to have this on the statement as the funds are not cleared so how is it relevant to report at end of month. If the funds clear it will appear in the next month which is how it should be.
I have also had this feedback from clients who have large portfolios have their accountants have requested the same thing.

Keep communications being sent in a thread via Property Tree
For example if I send an owner an email about their routine from PT and the response is received to my outlook emails, can I link the owners reply back to my email in PT so that way i can keep the same thread going amongst other things like lease renewal responses from tenants and owners etc.

Find Profile - Filter by Property Type (Commercial / Residential)
Under "Managements" -"Find Profile" a "Type" of profile to select should be Commercial. Currently we can only choose "Properties" which filters ALL properties. "Type" of profiles to search to be added could read Residential or Commercial. Adding Tags to properties not ideal.

Archive for documents tab
When in documents tab it would be of great use to have an archive folder so that old or expired documents can still be accessed however current documents would be quicker and easier to find.

Tenancy ID merge field for Rent Increase Auto Communication
An enhancement to our auto communication templates for rent increases. It would be incredibly useful to include the Tenancy ID as a merge field in these templates.
This addition would streamline our process, especially in cases where tenants are paying their bond top-up directly to us. Having the Tenancy ID clearly referenced helps ensure payments are correctly allocated and reduces the risk of confusion or mismanagement.
We believe this small change could make a big difference in efficiency and accuracy.

Archiving a tenancy when management is lost
When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.
