  1. In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

  2. Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

  3. It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

  4. Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

  5. Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

  6. Please create a section to duplicate properties. e.g. one owner with 20 units all on one property instead of entering every unit one by one.

  7. It would be great to be able to forward any email received in the communications tab not just the latest email as part of an email thread. This would enable you to forward previous correspondence that has attachments. Currently, any attachments previously received do not get forwarded as part of the email thread unless they are attached to the most recent email received.

  9. Suggesting an automated email and/or sms function that goes out to any owner that doesn't reply to a maintenance request after we hit "request approval".

    eg. automated after 3 days for non-urgent maintennace if no response received (Hi Mr/Mrs x, we are following up on the repair request we sent through that you may have missed, please reply with your instructions etc etc)

  10. When opening and reading a email, you have the hyperlink for the name and address above the body of the email that you can click on.

    When you click on these hyperlinks it takes you to that page which is great but it is in the same window.

    It would be great to either be able to have that hyperlink automatically open a new window with the details or be able to right click and 'open new tab'.

    This way you can review the email and work on the details in another screen.

  11. When a new tenant is entered it automatically generates the first inspection date but doesnt automaticaly assign the inspecting agent to this inspection. We would like it to be automatically assigned when this date is populated as it often gets missed unless we do the report for the unassigned inspections.

  12. It would be fantastic if the tags under the Property, Tenancy and Landlord Profile could be hyperlinked so take you to all properties/tenancies/landlords listed with that tag

  13. When a new tenancy is loaded and the let fee is triggered, could it be possible to create a trigger option for when the first rent is receipted by the new tenants? Owners have been a little upset sometimes that the let fee is charged prior to them receiving their rental payment...I know we can choose to manually do the let fee, however we would love a trigger option for this if possible.

  14. Feature Update:

    "Leases" Tab on Dashboard

    With the updated Legislative changes in VIC, having the automatic filter for lease and rent reviews changed from 91+ days to
    90-120 days is the improvement suggestion.

    This will allow the system to automatically draw the correct data into the report without having to filter the report post generating it.

  15. It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement

  16. Often when a key number has been removed due to the property being sold or management no longer in place, there is sometimes a need to find out what the key number was historically but there is no way of finding this out once property removed and archived. It would be great to have a search option to show what a properties previous key number was.

  17. Have a way to set routine inspections by PROPERTY not TENANT - it just links the current tenancy automatically. This way we can set up auto-reschedule for every 26 weeks and not have to edit the routine dates when a new tenant is locked in.

  18. Is this something you will be improving? it seems to be a system flaw and not practical at all that messages to your communications area cannot be posted/dropped into other areas of the system. For example a request for maintenance . I should be able to drag the message into the job request area. Or tenant queries etc into Notes for the tenant

  19. Can Creditor information please be added to the mail merge fields? We need to contact Creditors, and currently I can only have their name OR their Company name. We obviously need both and I can only personalise it by name or Company - so I have to choose whether to acknowledge them or put their business on any correspondence. This means I have to do these emails separately and modify each one.

    This would also be very helpful to create templates to follow up work orders, etc.

  20. A reference field on EFT payments would be appreciated as for instance Sydney Water require us to put our Company as reference when paying water bills however, no option on your system to do so.
