  1. Option to send a TENANT a statement showing outstanding rent and invoices.
    Currently PT only generates an Invoice .. at the bottom of the Invoice it reads
    Tenancy - Statement of Outstanding Items .. with a total outstanding $$$$.
    This does not include any outstanding rent which is misleading.

    There should be an option to include RENT. This would save time and provide consistency in the way information (request for funds) is sent to the tenant.

  2. When running the ‘Bonds & Deposit Summary’ report to check for the Status ‘NO BOND’, and if you have a multiple bond accounts, it shows the tenancies that don’t have that selected account.

    For example, if searching for NO BOND on Commercial Bond, it will list ALL Residential Tenancies (simply because they don't have the Commercial Bond setup on their profile).

    However, Residential Tenancies will never need a Commercial Bond. So, they should not be on that Search Result.

    An additional Filter Option for the Management Type: Residential / Commercial might also help with this.

  4. Property Tree could incorporate a user action logging system where every action taken by a user, such as inputting an invoice or canceling an invoice, is recorded with their username.

  8. i would like to enquire on how we can add an extra tab in the Ownership profile, purely for proof of ownership, managing authorities, photo id, landlord instructions. As we constantly need to track through 5 - 10 pages in the documents tab just to look for these?
    in all - im requesting an additional tab next to communication or documents .. (under ownership tab) as these 4 we need the most when relisting a property.

  10. Insurance entered for a property should not go over with the property during change of ownership as this would have been for when the previous owner managed it not the new ownership.

  12. Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign.   14. Add PM email as an option to be cc'd into a mail merge email.

    As an admin person, I send all rent reviews and any other letters on behalf of PM's.

    It would be good to have the PM email address as an option to add in cc. when an email is sent so that I don't have to manually do it each time.

  15. It would be much easier for tenants to understand their receipts and ledgers if rent was calculated to the day.

    It would reduce large part payments and the confusion that most tenants have regarding this especially when looking at their receipts.

  16. It would be great if there was an option to record both the first and the last day for a commercial/retail tenant to exercise their option to renew their Lease. This would allow us to identify tenancies with upcoming option periods and enable us to proactively engage with tenants before the options lapse. I understand there currently is an a option date available under Lease, Rent &Outgoings Tab, however no one can really explain which date to enter (different answers - Lease expiry date, first date to exercise option and last date to exercise option).

  19. When creating a new Inspection for a tenant it would be great to be able to have Tenant Assisted Inspection as an option - currently it is only Routine, Ingoing and Outgoing. When looking at a tenant profile and an inspection is in the confirmed stage we can not tell if it is a Tenant Assisted Routine or an Agent Routine which is booked.

  20. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.
