  1. Hi as a Sales Administrator, since the law changed in the industry, although I can disburse funds, the principal/licensee, has to do all the bank authorisations.. The agency statements, i.e. 7/16_18 Carnation Avenue, Casula, when i print the statement, i physically write in the property address it refers to... Is it possible that Property Tree can have the property address inserted/printed on the statement? This would be alot more efficient that writing for management/principals etc, what property it refers to. Sales Administrators can no longer authorise through the bank, level 1 and principals only can do so? This will make…

  2. This report is very useful, but would be better if we could filter for Outstanding Invoices for due date period. Like paying Creditors, could we have the choice of invoices 10 days, 30 days, 45 days, All invoices or Flexible date.
    We use this report to check when we have available funds but invoices overdue for an amount over the funds available. It enables us to split the invoice payment when appropriate, or release without Witholding Agency Fees

  4. Properties with multiple tenancies in the same street or building to show on separate Tenancy Schedules.

    EG. 1 Property Street to show separately to 6 Property Street as they have separate owners.

    Would be helpful to be able to select an actual profile in the filters section.

  5. Some tenants need reminding that rent has just dropped into arrears sooner than others, like repeat offenders, on the tenancy profile, where you can turn on or off rent arrears notices, it would be great to be able to quickly click a button that would send a rent arrears notice via email or text to only that tenant.

  6. I would like to be able to create a list of all sales in a date range and listed in chronological order. Currently if I try to create such a list, the only was is with a sales ledger which lists the details in order of the vendor's first name.

  7. We have a problem with Arrears and Vacancies on the Dashboard not giving the true picture.

    The reason is largely due to Bond Claims pending action.

    To ensure Bond reconciliations are accurate, we have a policy that tenancies are not archived until the bond is settled. Otherwise, the bonds will not reconcile with the RTBA’s list for our Office/Agency (Victorian Bond Authority).

    As a result, the Vacancies and Arrears data is skewed by these “active” tenancies.

    I was wondering if we could have an alternative to “archive” for these tenancies?

    We want the bond to come up on the PT…

  9. Flag whether the tenant is set to charge for water usage when creating a tenancy invoice and oncharging tenant via creditor invoice (currently only does within Invoice Genius so is not consistent)

  10. Allowing access to specified users of any card profiles (or blocking users) albeit Owner, Property, Tenant. Where a card may be of sensitive information and/or nature and there is a request that it not be public to all users. This is in line with the Privacy Act and is a request which we need to be able to do.

The file document system in Property tree does not provide enough protection in regards to specific access to certain documents such as Tenancy applications and Management agreements with attached ID that are stored in the document system. Legislation requires our office to collect ID such us drivers' licence, passports etc these are then stored in Documents for everyone who has access to view PT currently there is no way to restrict access to these documents types by user. I believe this should be addressed as a matter of urgency the fines for not protecting this kind of information are huge.

  16. It would be useful to add a column of invoice amount under the document tap for ownership as we usually look up past invoices and look for one that has a certain figure that we have in mind.

  17. Have been using Ad Hoc emails and adding a second email address to get a copy emailed to additional tenants etc - but that doesn’t show up in the Communications or Print View (and it really should). Otherwise we have no record that the email went to both email addresses.

  19. When paying creditors, it would be really useful to be able to place an invoice on hold from the 'Pay Creditor' screen. This would be particularly useful at EOM when decisions are made in terms of holding an account to pay with funds in the following month especially at EOM when you are processing creditor payments often.

  20. When setting up an Auto Communication, it would be good to have an option to copy in the user/point of contact. I.e setting up lease expiry emails to tenants. It would be good to be alerted somehow when this email is automatically sent to tenants so we can follow up if there is no response.
