  2. STRATA Master only allows for one template to be linked for each stage of the debt recovery function. We need to set Debt Recovery templates for each association type; Strata and Association. They are governed by different legislation so require different wording on their arrears notices, namely the 28 day letter to be issued to Strata Plans prior to being able to send them to Legals.

  3. It would be great to have the ability to include any mail merge field in any document. For example i cannot use a owner mail merge letter and insert the meeting date via a merge field.

  5. Ability to place reserve funds against both admin and maintenance funds.
    We would also like to be able to apply this theory to multiple schedules (groups) to avoid one OC covering the costs of another OC.

  6. Flexibility to edit the committee email from the existing contact email as from the Lot contact screen.
    To be able to use a separate email direct from the committee screen.

  9. When we do the BAS returns, we use the GST Detail reports. As you may know, the Interest on investment items are shown at the top of the report (presumably to make it easier for us to calculate the PAYG Instalment for that quarter without having to trawl through every line).
    However, when a building has Levy Discounts enabled, the discounts get displayed first so the Interest on investment items get buried.

  10. Rather than doing one DR and one CR per entry, we should be able to do multiple of each in one journal entry (provided the totals of all DR and all CR are equal and the funds (Admin/Capital Works) are the same).

  11. For some reason, companies like Energy Australia, AGL, Telstra have varying biller codes. Since StrataMaster only allows one biller code per creditor, we have to have multiples of each company set up as a creditor, with the varying biller codes assigned to the respective creditor.

    Each biller allows us to add the customer reference number for the strata plan to the creditor. Perhaps an option could be created so we could, for certain creditors, remove their “general” biller code and instead add the biller code along with the customer reference number.

  12. It would be beneficial if there was an ability to lock accounting periods so that adjustments to transactions cannot be made after the fact, as this would remove risk of auditing issues.

  15. Committee members would like access to details of lot owners, residents, tenants. Obviously this needs to meet privacy act requirements.
    Realise they could be given a log-in to STRATA Master but this would give them access to much information.
    Maybe it could be added to portals for committee members only and be on basis of each body corp building, if they agree to have that level of access.

  16. We have a lot of investment accounts that are split between Admin and Capital Works funds. When applying interest, this automatically gets allocated to Capital Works Investment Interest. as you can only link one Investment account code. Interest needs to be apportioned to both interest revenue streams.
    Would like functionality to configure Strata Master to split the interest between the two funds similar to what can be done for the operating account.

  18. In SM you can currently only add one owner. We have seen a huge increase with multiple people/companies purchasing 1 property. There is a character limit for the name so cannot enter them all.

  19. To generate GST reports for Individual group. The current GST summary reports displays the GST payable split but does not give the GST Detailed Report for the Income/Expenditure split for Groups which the accountant requires to prepare the BAS lodgement.

  20. To be able to enter a credit (neg) Agency invoice as a refund in the charge quantity management fees. This will offset the invoices to be paid enabling to reconcile to the payment made.
