  1. It would be nice if there were at least 2 spots for tenant information. Often a unit has been split into 2 with 2 different tenants and details.

  2. Reverse user rights changes - Creditors v11.5

    In strata master v11.5, user rights were changed so that:
    - All staff with "Read" permissions can change any creditor details except bank details
    - All staff with "Write" permissions can change all creditor details.

    This is a risk for all strata businesses and needs to be reversed.

    Staff should be able to read but make no changes, particularly when new staff are employed and are in training. We cannot risk them changing details resulting in work orders being distributed incorrectly, cheques being posted to the wrong address, etc.

  3. To change the colour of the headers within the owner / committee portal from Blue to a neutral colour like Black as Blue does not go with all client's branding.

  4. I think it would be great if you were given the option to choose a letter template when clicking the Word button on the lot owners card, rather than having to go through the mail merge function and select the one lot.

  5. Misc invoices raised in SM cannot be chased using the Debt recovery tab (under Levy Notices).
    Also if you run a quick report, under Lots, and check box show 'levies in arrears' - you wont get Misc Invoices in arrears!!! Please make is show ALL arrears. (The only way you can get FULL debts list is run an Aged Arrears Report, for all OC's - and if you run that, it runs one page per OC. Mine is 30 pages!). Not that helpful, when you are chasing debts globally across all OC's, and want one, succinct list.

  6. it would be helpful to be able to add attachments and update the claims history in the insurance claim section so it retains it all together with the claim like it does in the diary.

  9. Add options in Corp > financial screen > tick option: Reject allocation receipts and on the Lot > Levies tab > tick option: Reject allocation receipts. In the same way as the Reject levy receipts work.

  10. Owner Current Account, when opened for a part period, does not show monies allocated to levies struck prior to the dates selected.
    This has resulted in Judgement at court being set aside, that the Current Owner Account printed at two years old did not fully explain the Debtors payments.
    We suggest that a notation be on the Owner Current Acount to warn that the report, if not for full period, may not be complete.

  11. We are increasingly not able to send Agenda's and Minutes from Strata Master via outlook because the file size is too large.
    Therefore it is bouncing back and not able to be delivered to our contacts. It would be great if the file can automatically be zipped before automatically sending from Strata Master to Outlook.

  12. Including any POA, Enduring POA, Enduring Guardianship, Executor etc and Company Nominees received within the lot card, so that person is then noted on the Strata Roll report and more importantly on the Meeting Attendance Register. Currently the Meeting Attendance Register only pulls from the Meeting Register which only gives us the one option - either a proxy OR a nominee per lot.

  13. There are a couple of screens that you cant scroll through unless you are in edit mode which is really annoying such as insurance claims, notes in the tenant tab (of the lot owners card).

  15. An automated message to let un-financial Owners know they are in arrears and unable to vote at the upcoming meeting. This should have the functionality to be adjusted re how many days before hand and possibly even an exclusion option on an Owners contact card.

  16. Currently, there is no automated way to remind owners that their levies are about to be due. We would like a function that creates an automated text message to Owners with outstanding levies that is sent approximately three (3) days before the levy is due to ensure ample notification has been given.

  18. In REST there is a 'smart search' that is able to search everything to bring up possible property, owner, tenant matches.

    It would be brilliant if Strata Master had the same, the amount of agent levy payments that come through with no remittance advice or owner payments made from the owners partner (who will be in the system as a contact but not owner) it takes an extensive amount of time trying to locate the correct lot/s to allocate funds correctly.

    The ways to search at the moment are very frustrating as you are unable to put specific information into…

  20. After recently upgrading our OS to windows 10 and to the latest version of Office and Word, we have found that the status certificates take an extremely long time to generate which we think may have something to do with the compatibility of the template which is a 97 Word doc. We have tried to save the template in the new format, however Strata Master does not seem to recognize it.
