  1. We need to provide a final trust account summary of what a tenant owes when they vacate.
    The account summary must include tenant outstanding invoices, rent arrears, and credits so they are aware of what needs to be paid to finalise their vacate.

  2. We want to create an email mailmerge for a commercial tenant to show their arrears for rent, budgeted outgoings and any other invoice. We also want to highlight the overall total of their arrears figure. However there is no template field that gives the overall arrears figure.

  4. Currently if you have a routine inspection fee in place but don't charge for ingoing or outgoing inspections you manually have to delete the fee it would be nice if you could match the fee to the individual inspection rather than it be applied to all routine, ingoings and outgoings.

  5. While a user is setting up a specific time frame in PT (e.g. 10am – 4pm), MRI Inspect automatically sets up either ‘Morning’ or ‘Afternoon’.

    Also, the report generated in MRI Inspect does not display the same time as setup in PT, nor does it display what’s auto setup in MRI Inspect.

    Can you please make the TIME format in MRI Inspect the same as in PT (= specific time frame) and also allow a user to edit the date & time in MRI Inspect before creating the report.

  11. Adding lease expiring alert/notification functionality. Currently Property Tree functionally allows for emailing tenants and owners this notification, but there is nothing to alert a PM that the lease ending, which would really help a PM manage their own portfolio.

    This would take away for the manual need to add reminders to separate platforms such an email calendar, which isn't efficient and creates extra work for a PM. It would also eliminate human error.

    A simple alert when at a time of the PM's choosing (ie. 3 months prior, 6 weeks, 1 month etc - I also think this function should…

    1. when the rent is due for review
    2. when the lease is due to expire
    3. when a vacate date is entered
    4. when a new tenancy is entered
    5. when compliance is due to expire

In Creditor Profile there is the Strata Details section which is where should be able to make the strata plan GST registered or not, the next section is Company where the strata management company details are and in that there is a way to exempt GST but as each strata management manages multiple strata plans some plans may be GST registered and some not

  16. When purchasing a rent roll and importing an excisting tenancy we need at least the last rent increase to come across in the rent schedule but the entire rent schedule would be more accurate and helpful

  17. Automated email alert should be sent out to owners once we have uploaded a document in their owner's portal. Sometimes we upload important AGM notices and other emails, it is important to alert the owners that a new document is uploaded in their owner's portal instead of them not knowing when to login to their portal to view important documents manually.

  19. When using the tenant download, can funds be receipted automatically when the amount paid matches the arrears amount? At the moment, it rejects because it may not match the normal monthly rent as it's a part payment, and we have to receipt it manually
