Last rent increase date on Statement
This is a request from an owner. I had a small suggestion that may be worth passing on to Palace as a potential system improvement. I’ve copied Joe in simply because it relates to a broader compliance benefit for owners and property managers.
Given the Residential Tenancies Act requirement that rent cannot be increased within a 12-month period, it would be helpful if Palace statements displayed the date of the last rent change, rather than only the tenancy start date.1 vote -
Termination reason should be mandatory when Termination date is entered
Under Tenancy I would like to request that the field "Termination Reason" is made Mandatory when "Termination Date" is populated. Termination Reason is required by CHRA - however we are finding some of our TM's are not populating this field at the time of termination resulting in going back in and updating to comply with CHRA requirements. We would like to prevent them saving until they have selected a reason.

Download inspection option on inspection link
Email to owners regarding an inspection report gives a link to the inspection report which generates faster than generating a pdf of the report. (This change was done recently). We would like a download button or similar on this page so that the owner can convert this html page to a pdf for the owner to save for their records.

Diary Filters/Combined Diary
To be able to filter or view the Diary for a property that includes Owner Diary and Tenant Diary.

invoice tenancy
When adding a tenancy invoice for water there is only 5 sections to allow us to add individual expenses seperately. Would it be possible to add another 3 or 4 as some water bills have multiple expenses for the same type eg: water usage can take upto 6 sections, and then we need to add the supply charge. Hope this makes sense. Thank you 😊

Android to have User caller ID function
As with iPhone already having this function in the Palace App, can we please have this function applied to Android users. Property Managers find this incredibly useful in knowing who is calling you given we have large and always changing portfolios

Ingoing/Outgoing inspection charge
Could you please add an Ingoing/Outgoing Inspection charge under the Commission/Fees section in the Property main menu, just below the Inspection Fee(routine)?
We have separate charges for routine inspections and for ingoing/outgoing inspections, so it would be helpful to have them listed separately.

Task Management - Start Dates for tasks
When creating tasks, please allow us to enter a start day. Tasks will only appear on the To Do list starting from the Start Day.

Task Management Automatic Entity
When starting a Workflow, please allow us to select one Entity (A specific Tenancy, Property or Owner) at the top and have the associated tasks in the workflow automatically populate the Entity box with the relevant Entity based upon the templated Entity Type.

When an Entry Report or Routine Inspection is uploaded into the Property Diary, can it automatically change the Include in Portal toggle to Yes so that it will appear on the Owners Portal?

Account Property Charges and Supplier Charges Dashboard
If multiple accounts personnel are involved, is there a way to display all unprocessed charges collectively on the screen, so they can easily identify any potential duplicate entries? do not need toggle each account person.

When you do invoicing (Suppliers and Tenants) can an alert come up when an attachment is too large. It would save a lot of hassle to realise that the issue was being caused by a large attachment and nothing further.

Accidental Submit of Inspection Report
While conducting inspections, it's quite easy to accidentally press the 'Submit' button partway through. This is easily done because the button is located in the same place as the 'Take Photos' option when in a room.
If the 'Submit' button is pressed by mistake, there's currently no way to return to the inspection and continue. This is especially frustrating when halfway through an ingoing inspection.
Prior to the most recent update, we were able to re-enter the property and resume the inspection, but it seems that functionality is no longer available.
Ideally, we’d like to see a confirmation prompt appear…

Email report
Run a report that shows all emails that have been sent and received into palace.
It would be great if we could run the report between dates (similar to the tenant movement report). Would also be ideal if emails could be searched by title? Not all emails are grouped.
I feel like this could be a great fail safe if emails were accidentally archived or allocated to the incorrect diary.5 votes -

Every time when a property listing is published on our website we need to add the web link manually to the Palace so that it reflects on Trade Me Listing.
Can it be automated so that whenever a property listing is published the URL from our website gets automated on web link field on Palace instead of adding it manually.1 vote -
Read receipt for SMS messages
Can there be a function added to Palace for read receipts for SMS messages just like there is for emails? With the new law changes coming for how notices etc are sent, this would be another way to prove that the notice or message was served.

Vacated tenants - end date showing at transactions
Can we please bring back the end date showing next to the tenancy when completing a "Tenancy -Invoice Details" - (currently only shows "Date Started" dates) this could help prevent potential double up/incorrect charge or help prompt calculation of correct usage for water for example if there is yet to be a current tenant.

Bond payments to Tenancy Services should appear in Tenant transactions
You can see the Bond receipt under Tenant transactions - Other amounts, but you cannot currently see when the bond was paid to Tenancy Services.
