  1. SMS - We need to see the name of who it is we have messaged, not just their number coming up on the display. If it could sync with the landlords and tenants numbers in the system then we would know who has replied if we have texted a few people via Palace that day.

  2. It would be great if when typing your inspection and looking back through the inspection photos you have taken if you could click on the photo and arrow through them instead of having to open each photo in a new tab to view it full size.

  3. When a tenancy has been archived and you need to email the tenant, you need to copy the email address before going to the email screen as it doesn't auto fill or com up in the drop down. Be great if it still came up in the drop down

  4. When you open up say an email on the second page of any diary the system does not take you back to where you were and instead takes you back to the top of the diary with no marker or highlight to show which email you were just in. If you are going back and forth through the diary you have to remember the date or title to find it again but would be so much quicker and easier if it highlighted where you were or have just been. This would help a lot when you are printing off paperwork…

  5. Add the Option to add Statuses to the Master Inspection Template
    This will help streamline the first (Routine and Full) inspections at a property. Statuses can be added/edited once an inspection is in the property diary, however, this is laborious when creating inspections for the first time (or if the template is reset).

  6. When emailing would like an alert to advise that there is no attachment when the email says 'please see attached...'. This is particularly important for rent increase notices to tenants as on occasion an email has been sent without the required notice.

  8. Add property alarm codes to they key information, so when checking out keys it prompts you the house has an alarm & has the code there. Rather than having to go through to the property diary

  10. All reminders / inspections etc, to integrate with our Google / outlook calendar so that we can see on our calendar what's coming up for the day, including Routines, Reminders / Alerts / Due maintenance

  11. Currently the invoice amount merged from palace is for ALL the invoices but it should just be the outstanding invoices. I have to override the amount manually which takes up time and defeats the purpose of having the amount merged in first place.

  12. Can we please bring back the end date showing next to the tenancy when completing a "Tenancy -Invoice Details" - (currently only shows "Date Started" dates) this could help prevent potential double up/incorrect charge or help prompt calculation of correct usage for water for example if there is yet to be a current tenant.

  13. When an invoice email is sent to tenants via Palace, a corresponding reminder text message is also dispatched to their phones, prompting them to check their email. As there are ongoing complaints from tenants indicating that they are not receiving the initial invoice email.

It would be great if we can highlight the inspection reports to show different colours for different levels of repairs that need to be done. e.g red would be urgent work required, orange needs to be done but can be addressed later, and green would be that nothing needs to be done, or the past repairs have been actioned.

  15. Tenant Movement report - It would be great to swap out the letting fee amount to other amounts owing. This report is a good one to generate when we need to see which tenant needs to be archived, but currently, we cant see if there is an other amount owing on it. As we can no longer charge letting fees we don't need this to show on this report.

  16. Inspection Date Report

    When we schedule inspections for the month so what we need is a report that shows the date the last inspection for that property was actually completed (i.e. the date that displays on the first page of the inspection report).

  17. If a tenant calls, or we are trying to find which property manager the tenant belongs to, rather then search the tenant & then have to go to the property to see who the property manager is, if an extra column could be added naming the property manager, then we would have tenant, property & property manager visible on one screen

  18. Tenant statement - We would like to be able to send our tenants statements every 3 months, showing the rent received, rent status and any Invoices paid and/or overdue. A simple statement is all that is needed, all current reports show a bit to much information a snap shot of the three month period would be fantastic.

  19. In Palace server, once an work order email was sent there was a "email sent" on the work order screen. In Liquid the only way to tell is to save the workorder, go back to the property screen (which doesn't always work, sometimes the back button takes you back into the workorder), then go into the diary to see if it has gone. There needs to be some sort of indication on the work order.

  20. A lot of our owner groups have multiple owners (ie husband and wife, Trust, etc). It would be useful to allow the owners to have a login per person. It would also be useful to know which email or emails are currently active on the owner portal. If the email field is changed for the owner, this does not change the login to the owner portal.
