  1. The owners and tenants should show as an option for selection to be cc'd on when emailing maintenance requests without having to manually type in the email addresses

  2. Currently there is no way of downloading a PD file/ list with open maintenance requests by creditor. At the moment you can only copy/paste into your own word file or "print screen". Would be fantastic to have this option- would make it easier with open jobs to follow up on.

  3. In portal messages i think a good idea would be to have read receipts for the businesses side so we can see if other collegues have already viewed the message so we dont double cross on messages that have already been seen too

  4. It would be helpful if the creditor details, name and TELEPHONE number are included on the workorder so when you cc the tenants they have the ability to follow up the creditor and ensure the job is booked in. Only currently able to add name of creditor

  5. I would love to see any changes to a tenancy rent schedule be stamped on the tenancy ledger (regardless of whether or not it effects the tenancy paid to date). It would also be great if all vacate dates also appeared.

  6. So when doing rent increases the system upgrade suggestions are as below.

    1. The system doesn’t populate the second and proceeding tenants.
    2. The system doesn’t populate the rent increase amount or date of increase even though the information is populated in PT
    3. The PT system names the file as Notice of Rent Increase11 Esher Street, BurwoodMaria Falguera & Leonardo Falguera_Ref-0045608940.p but wont allow you to save it in PT saying it includes invalid characters, then why doesn’t the system name it something compatible. They created the system.

    So we have no choice but to save the notice to property…

  7. The envelope alert should only be shown when the message is relevant to the property manager/user that is logged in instead of showing alerts for any message that comes in to the whole company.

  8. We are finding if needing to send a message through to owners with attachments or a body of text that can be edited (eg. rent review/lease renewal suggestion ad hoc message) which is specific to their property the email message includes our admin as the sender. I think it is really important to have something like this coming from the person managing their property rather than the staff with less experience displayed as the person sending the message, it would also create less confusion so when they reply it comes straight back to the property manager

  10. It's so confusing for commercial tenants receiving a statement everytime a new invoice is generated and sent. Would like to just sent the new invoice, and then have the option to send statements when we want to

  11. Merge fees and charges from property tree to REI forms. This would save so much time when having to do new agency agreements for existing owners with the same fees and charges carrying over.

  12. Please enable a feature to be able to add a second buyer to a property. We often have multiple buyers on a property and a contract not rescinded until the other exchanges, so it would be good to have all deposits held under one property instead of having to recreate the property as a separate entry.

  13. Would like more merge fields to be able to add to communication templates such as Key Numbers, Inspecting Agent, Inspection Day of the Week, Days Overdue, Strata details, Alarm Code, Bond Top Up (outstanding amount being difference between required and held)

  15. Ability to customise User Access to a specific Trust Account within the same PT database.
    For example, there is more than 1 trust account configured (e.g. multiple Rental Trusts, or separate Rental and Sales), however, users should only have access to the data of one/some Trusts within PT, but not all.

  16. Direct debit - enable the accountant to draw a direct debit for any portion of the rent / outgoing/invoice associated with a tenant by changing the d/d maximum amount - which when drawn can then be applied how chose.
    Particulary important with tenants in financial distress or arrears where the current configuration does not permit an easy transactional process.

Currenting in the Communications you can filter assigned to me or company, we are a larger office with 5 portfolio's it would assist with being able to filter by portfolio. 1 to monitor each portfolio on how they are tracking with response. 2 if a staff member is off sick or on leave another team member can filter there communications and action accordingly.

  18. It would be helpful if on expense reports it displayed all the transactions/invoices under each account for example

    Repairs and Maintenance: $500

    Invoice 281: Fixing Washing Machine - $300

    Invoice 385: Tile Repairs - $200

    This would help as it shows exactly what items are involved in a specific expense.
    Also adding a search feature where you can search for an invoice by account rather then just creditor name/invoice number/property.
