  1. we oversee entire complexes and sometimes we need to email all tenants regarding certain things that require a photo being sent - currently have to attach a photo to a Word doc and then add it as an attachment.
    It would be great to be able to just paste it into the body of the email so I know it's easy to be seen by the recipient.

  2. In PT you can only edit the Owner's contact payment information to either EFT or Cheque.

    The EFT method requires AU specific account details which for any Owner with an international account is impossible to provide.

    As a workaround, our accounts team set the method to Cheque as it is the only alternative in this scenario, of course, they do not process the payment by Cheque.

    Owners not happy with this as not accurate for their financials and reporting

  4. Feature Overview:
    The proposed feature involves the automatic calculation and forecasting of water usage for tenants who are about to vacate a property. This would be based on their past water bills and would provide an estimate of the total water usage and cost from the last payment date to the vacate date.

    Feature Details:

    Data Collection: The feature would first gather data from the latest water bills available for the tenant.

    Average Daily Usage Calculation: It would then calculate the average daily water usage based on these bills.

  5. When cancelling a receipt there is no actual button shading over the "Cancel Receipt" - I didn't think it was a button - I just thought it was greyed out and therefore couldn't be used.

  7. Asset Tab Under Property.

    Section like compliance where we can add all the details of the assets in the property such as ovens, air cons, cooktops etc. Be able to list installed date, warranty date, supplier/installer, Make & Model, photo of the serial plate and item. Copy of the purchase invoice.

    This way we know exactly when assets were added and when they are under warranty too. This will help for QCAT/bond claims when items such as carpet is damaged as we can keep track of when it was installed.

  12. To be able to have the mail merge list show the tenancy name as well as recipient as it is easier to recognize the tenant name in the case of commercial tenancies, ie, the business name, not the contact person

  13. Under “Vacancies” tab where is shows tenancies vacating, there should be a section for “Terminations” to show us a report of ALL tenants who are being terminated, as it is really hard to keep track of these!

  15. When owners with multiple properties receive their Statements (as we deal with each property separately, a Statement for each one) it just says on the From: ABC Real estate and the subject is " Ownership Statement from ABC Realty. They want the subject to show the property address then when they are searching their emails they can find it easily.

  16. From time to time we need to send an email to owners who have compliance managed through a particular contractor. I.e. smoke alarm compliance contractors.

    They may have advised there is a price increase and we need to be able to easily pull a list of those owners and email them about the change.

  17. Currently if we offer 2 months free management fees to clients, there are no way in Property Tree such that the management fees will be charged after 2 months time.

    For now, we have to remember to do this in 2 months time.

    Maybe Management Fee option can be enhanced such that the trigger can happen after a certain date.

  18. We would like the ability to send automated communication from different team members working within a portfolio. For instance, we have a few super PODs / Portfolios where the Senior PM liaises with the owners and the PM deals with the tenants so ideally the arrears and routine inspections should come from the PM not the SPM. Surely this is a common issue - would be great to have some flexibility here.
