  1. Option to send a TENANT a statement showing outstanding rent and invoices.
    Currently PT only generates an Invoice .. at the bottom of the Invoice it reads
    Tenancy - Statement of Outstanding Items .. with a total outstanding $$$$.
    This does not include any outstanding rent which is misleading.

    There should be an option to include RENT. This would save time and provide consistency in the way information (request for funds) is sent to the tenant.

    We're pleased to advise that you can now produce a Tenancy Statement via the Tenancy Profile > Actions Menu > Print / Send Statement. This can be used to generate a Statement for all Invoices/Fees and/or Rent.

  2. Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

  3. Why do we have to keep logging in & adding an authenticator code every time you go into paying accounts, amending account details etc. If we are already logged in, why do we have to log in again just to confirm current bank account details or payments? Surely our login would know what we are authorised to do.

    We're pleased to advise that this was released in April. You will not longer be prompted to login again when making payments, you will only be prompted for the multifactor authentication step (whichever one you have set up). 

  4. We need to be able to invoice for residential rent, like commercial. We have a lot of businesses that pay rent for their employees and this is a very manual process

    We're pleased to advise that the Tenancy Statement has now been released. You can generate this via a Tenancy Profile, under the Actions Menu and Print / Send Statement. You can select to show outstanding invoices, and/or rent due to a certain date (it will default to the next full period when a tenant is paid up to date, to the current full period when a tenant is in arrears, or to the vacate date when a tenant is vacating. This can be produced for rent only, rent and invoices, or invoices only.

  5. When a tenant's held funds are allocated to a tenancy invoice that results in the entire invoiced amount being paid by held funds, the tenant is automatically sent the invoice with no record of the held funds allocation. The tenancy invoice is not clear and tenant's are assuming the invoice requires payment.

    However, when part of the invoice is paid by held funds the amount paid towards the invoice is shown under the "Paid/Credited" Column. The same format should be used when the full invoiced amount is "Paid/ Credited" or the addition of a "$0.00 to Pay" Banner/ Alert on…

    We're pleased to advise that this was released yesterday. A paid/credited column has been introduced to the Tenancy Invoice to clearly show when funds have been allocated to the invoice at the time of generating it, giving the Tenant a balance per line item and total balance (whether there is still an outstanding amount, or it was paid in full).

  6. Like REST , can we please be able email tenants/ landlord's ledger as and when it is viewed in order to save time. Else, we have to save on desk top and then email . Later delete what's on the desk top - It's all time consuming! Thanks

  7. Be able to invoice a tenant direct to creditor not through the owner. For example if the bond claim is received prior to the invoice being received the owner does not get paid the creditor gets paid the invoice. Rest used to have this option.

    We're pleased to advise that you can now search for the bond reference number when doing a bond claim or tenancy receipt. You can also search the bond reference number in the global search.

  9. The compact owner statement template needs to show the full property address including the suburb. At present it only says the street address and number. This has been questioned by brokers when owners are re-financing.

    We're pleased to announce that this is part of our December release. A property index showing the full property address of active properties for that ownership will  now display at the end of the Compact Ownership Statement.

  10. Tenant ID to be added to the available merge fields when sending tenant invoices.

  11. There is an unsubscribe option that Owners can click on at the bottom of the Ownership Statements email.

    As most Agencies no longer post Statements, this option is not viable given if the Contact does unsubscribe, they are automatically set to 'Post' for all communications.

  12. When we process water invoices and tenants prepay towards water invoices.
    The invoice emailed to tenant doesn't clearly show it has been paid - no amount showing in "Paid/Credited" column.

    We always get tenants contacting us to say invoice should have been paid via prepayments.

    We’re please to advise that this has now been released! We've updated the Tenancy Invoice to include a paid/credited column per invoice line item and total invoice balance to make it clear what is owing when held funds are allocated at the time of invoice generation.

  13. Option to apply 99c credit to the receipt when receipting centrepay and other payments where credits apply. This would save us so much time

Ownership area at top of statements is far too large, which creates one line on a second page with balance brought forward, which is a waste of paper, and ownership area doesn't match with window envelopes when folded. REST statements showed property managers name, PT statements do not. I believe this is a template issue.

  16. Once our tenant download has processed, we have to go and manually receipt all the rejected items, is there a way we can finish this process in one screen rather than haven't to navigate away?

    Tenant download has been enhanced to support receipting of items that require manual intervention  straight from the page, allowing users to work through the list and receipt of the items. Receipted  items via tenant download do not require reconciliation.
