Ability to send comms from Business Role
Currently you can only send automated comms from a User, Point of Contact or Company. However when you have 2x people working on one property, various comms should be sent from either user.

Communication - Manual receipt Transactions
We are always trying to improve the % of Receipts that process automatically (within defined parameters). Currently we use the Tenant Download report for manual receipts to identify these Renters/Payments and send an email to advise of the problem with their receipts. This email advises them of their Rent amount, Rent period and Rent ReferenceID and includes instructions to assist with where to put the reference. It would be amazing if we could somehow automatically send (where appropriate), these emails (and/or SMS) to these Renters. Ability to filter owner automatic communications for routine inspections
At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.
We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

Option to edit PDF work orders.
Create an option to edit the PDF work orders within configuaration settings. Currently you can edit the email template for creditors, however there is no option to edit the PDF version that is attached to the email.
Currently we have a discrepency between work order email and work order PDF, PDF does not state billing details and we have had problems with invoices being addressed incorrectly due to this as some contractors go off of the PDF instead of email.

Reply button for emails within communications tab in tenant/owner profile
To reply to emails within the communications tab without having to go into the communications page and searching for previous emails. Currently can only print emails from the tenant/owner profile and not reply to any emails.

email banners for ad hoc emails
since change of system this week, the auto attachment of company banner is removed from emails sent from actions., you now have to remember to attach your banner to emails so your signature appears on emails sent to clients, this has only just been removed with update and needs to be reinstated urgently or we are sending emails and having to remember to attach banner.

Allow Automated communications trigger off vacate date & add merge fields
Add Automated Communications Trigger for X Days to Vacate Date.
The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. Add PM email as an option to be cc'd into a mail merge email.
As an admin person, I send all rent reviews and any other letters on behalf of PM's.
It would be good to have the PM email address as an option to add in cc. when an email is sent so that I don't have to manually do it each time.

Create Task at time of ad hoc email
It would be most efficient if we could set a task to follow up on something at the same time as an email. The task could then be attached to the email so you could easily open the email at the time you are completing the task

Labels for phone numbers
Currently, when you're adding a phone number to a contact (tenant or owner) you can assign it a label of (Fax, Mobile, Home, Work). Some of our contacts have multiple numbers that need to be distinguished with more than that.
It would be nice to have this as a custom field - for example "Emergency" or "After-hours".

Unlocking All Merge Fields
It would be great to see, Property Tree make all data fields availaible in Property Tree as merge fields in auto communications and e-mail/letter merge fields. Example being having the ability to show "Paid From" "Paid To" "Inhand Credit" "Effective Paid To" in the body of the auto receipt e-mail.
Reasoning behind this is the tenants in QLD are shown an Effective date on their receipt that includes the In hand credit however this is not explained on the receipt and tenants get confused by this.

Save email to creditor against property profile
Would be great to have an easy view for PM's to view emails sent to creditors. If this was saved against the property profile as well (not just creditor comms), this would make it easier for PM's to find all comms & be across what is going on in their portfolio

Communication platform unread emails
Is there a way that the communication screen can be expanded so that property managers can see all emails outstanding (instead of the 8/9 shown) and is there a way to flag the ones that have actually been read? Failing that, is there a report that can be compiled showing emails still outstanding so that emails can be 'tidied' up regularly?

Filtering of Scheduled Rent Change Notifications
With the new Scheduled Rent Change automated notifications it would be great if we are able to turn these notifications off for certain tenants.
As we have a large amount of tenants utilising Centrepay the $$ amount listed under their rent schedule in their tenancy profile differs to what is described on their lease. We need to account for the $0.99 charged by Centrelink and should the tenants get the automated communications /reminders for their upcoming rent schedule change this could cause a great deal of confusion for the tenants.
