  1. We would love the following mail merge fields to be added to expedite & remove human error when producing Sales Advices & letters to solicitors.

    "Amount held in trust" - especially as some buyers over pay the expected agreed upon deposits

    "Listing Salesperson" & "Selling Salesperson"

    "Conveyancer Work Number", "Conveyancer Email Address" & "Conveyancer Salutation"

    "Commission Amount" & "Marketing Amount"

    "Vendor Salutation" & "Buyer Salutation"

  2. Why does Property Tree not have an option to enter a Company name & details for Vendors, Landlords & Tenants? This is for both Sales & Rentals.

  3. There needs to be a property reference on ABA's for commission payments so we know what property we are receiving commission for.

  4. We have this morning received two (2) separate holding deposits from buyers for the same property. As far as I can tell, two active buyers cannot be added to the same property, and I have needed to rescind one of the buyers after creating a receipt for them in order to add new buyers and create the second receipt. Hopefully I will be able to reinstate the first buyers if they do eventually become the buyers to enter into a contract!...

  5. When checking due dates for Building/Pest Inspection, Finance approval etc, you have to go into the edit pencil beside BUYER: Deposit paid, Settlement date. We should be able to see important condition dates on the same page.

  6. In Sales, we need to be able to enter a Sale date and a Proposed Settlement date, and finally the Settlement date once this happens.

  7. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  8. An issue with entering Marketing & Sundries fees is there is no capability of entering further information pertaining to the individual charge .... ie, date expense incurred. This would be useful if you for example have multiple newpaper adverts over a period of so many months. The Sellers want to know exactly when these charges occured, not when the charge was disbursed in Property Tree.

  9. We have a Conveyancer who you can only send funds to prior to Settlement via BPAY. On the financial details screen you can only select Cheque or EFT as a payment method. Property Tree support told me to select cheque option and create payment in the sales trust. Our auditors will not be overly happy with this - please include BPAY as a payment option.

  10. There needs to be a way to be able to put reference numbers/names into ABA file bank transfers. I have done several transfers to Solicitors/ NSW Trustee etc and the money has been unable to be identified. I understand that you can do a transfer straight from the bank, if this is the solution, why use property tree at all. We strongly rely on references, including to vendors.

    When we used REST, we were able to do this. Simply being able to add a reference and the information comes across from the description section into the ABA would solve a…

  12. Processing Sales Marketing & Sundries Flat Fees are cumbersome and difficult to track. Doing this same task in REST was far superior and easily tracked all on the same tab. Once you have processed a marketing fee in Proerty Tree it does not show as being disbursed without referring to the ledger and will potentially allow you to disburse for that item again should there be sufficient funds. REST had a tab for marketing with the following columns - Date/Creditor/Description/Inv#/Amount/Actioned/Charged - you would complete these boxes throughout the marketing campaign.   13. Ability to give Vendors and Purchasers a BPAY ID as it appears Vendors ID numbers can be changed. This avoids having to give out trust account details and helps protect parties from emails being hacked and account details being altered.

  14. Can you please add a field that you can enter the buyer's bank account details in advance like you can with the vendor's bank account details (on Financials Tab). Currently you can only enter them at the time of disbursing funds, so if you make a mistake etc, and need to start again, you need to re-enter the details.
    Would greatly help with advanced preparation of settlements.

  20. As discussed with Dave Hannon:

    Sales agent commission reporting in the User Interface by adding 'Comm % ex. GST' as a sales filtering column, to reference the % field against each listing.

    Reporting sales performance & commissions as a percentage excl. GST is a standard measure for all agencies and should be part of the standard reporting fields.
