  1. When issuing a work order for a tradesperson, we should be able to select a due date that they need to have this completed by. If they don't complete it by this due date, we can then filter through overdue work orders and follow up from there.

  2. We need to be able to charge management fees on commercial tenant invoices, example pro rata rent increase invoices - like we could in REST - currently very manual & time consuming

  3. Add a 'Business Role' filter to anywhere there is a filter for Portfolio.

    Including Find Pages, Reporting and all Dashboards

    This will assist immensely when reporting or searching for anything by Portfolio to define the results by a specific Business' Role.

    As an example, currently in Find Profile > You cannot find a simple list of properties that are UNASSIGNED for the Business Role 'Property Manager'.

  4. There is no option for a merge field for commission, the commission amount needs to be on the Sales Advice & Tax Invoice to Vendor, not being able to merge this information directly onto the Sales Advice & Tax Invoice leaves alot of room for human error, especially when entering multiple sales. There are also no merge fields for Vendor & Purchaser Conveyancer contact details (phone numbers, emails etc) also important to be noted on the Sales Advice

  5. Add a filter to exclude commercial rent invoices from the list of overdue tenancy invoices. Commercial invoices are sent to tenants 14 days before they are due so they end up showing as overdue when we want to just check on overdue water usgae or outgoings invoices

  7. It would be great to have another inspection type 'follow-up inspection' we can use for return inspections. The reason being, it would then be able to be scheduled without taking the next scheduled routine out of the system which unfortunately can result in an error putting it back in after the follow-up is complete. The follow up should be it's own separate type and schedule. That way it can be scheduled after a routine without affecting the next routine.

Suggest a lease only option when don't manage it for commercial properties but need to receive first months rent to cover lease fee - and system to be correct as not vacating the property either. Alot of work to enter and setup a tenant that not managing a second option for commercial lease only properties.

  10. Being able to have the ability to send all invoices and reminders to the "accounts" contact and not the "tenant" contact. When the contact type "tenant" has unticked to auto send invoices, they do not get the invoices emailed to them. The contact that is ticked "Send auto invoice" gets the invoices but this contact does not get the reminders because their contact type is not "tenant" the "tenant" contact gets the reminder even though they didnt get the invoice.

  13. At the moment we can only turn on or off automatic communications to all owners. There is no option to have it only for select owners.

    We only have a handful of owners wanting to be invited to routine inspections and having the ability to turn on the automatic communications just for those owners would be ideal and save a long and tedious manual process of filtering the database to find those owners then send them an email.

  14. have tenants pay creditor invoices still through the ownership so it shows on landlord statements, and so we can still charge GST. BUT have it linked so these are not paid out to creditor until the tenant has paid invoice.

  16. Currently you are able to create different rent 'credit types' eg deferral, abatement, rent free period etc however there is no report that surfaces the 'rent credit types' or reason for credits (the find transactions report displays credit type as 'Credit - Tenancy' only)

    Can we add in a Report for Tenancy Credits which displays the fields Credit Type, Reason, Amount, etc or add this information to the existing 'Find Transactions' report?

  17. Can the storage limit please be increased as it is not large enough to save an entry report in the renters document section or any document section for that matter. We are resulting to saving them on Google Drive..

  18. When an owner is put on hold then there should be an option to either withhold everything (including paying creditor invoices) or withhold only payment to the owner but pay the creditors.

  19. We could set for example:
    Owner tab with a colour for GST registered and another for NON-GST registered
    Tenant tab with a colour when it is a Retail Lease

    That could save having to search for the information especially when someone on leave or handing over the portfolio to someone else.

  20. It would be helpful to be able to have the general inspection notes appear on the inspection summary report - ie, owner is attending with any comments. This means we can print the report to take with us
