Change of tenancy
Similar to a change of ownership, it would be great if there was a change of tenancy option. This would be used when there are multiple tenants on a lease/in a property and one/some of them were to move out and others moved in. The change of tenancy option would allow for a record to be kept of the original tenants, the change over and all the details associated whilst also not having to delete any names or create entire new profiles and manage rent dates etc.

Please add the Original Lease Start date on the tenant profile summary box so we don't have to click into the profile to check

Add a menu item to the ownership to create the Income and Expenditure statement
An Income & Expenditure statement should be able to be created directly through the Ownership profile.

More Info in Property Details
We need more information in the Property Details section:
- a section to enter the location of the car space(s)
- a field for number of storage cages and their location
- tick boxes for whether property has embedded electricity, gas, hot water, internet etc.

Need a total of approved occupants displayed in the tenancy card so its easy when you're doing routines or lease renewals to know who should be at the property

Lost Management Reason Note or Text Box
It would be great to have a “lost reason” text box (similar to the property‑specific maintenance notes field) to add additional details explaining the reason for the lost management.

Notes on receipt
Include a more standout noting system when receipting tenants rent to ensure rent/advanced water is receipted correctly if paid in a whole payment. Too often is advanced water being receipted to part payment and tenants want it cancelled and re-allocated.

archiving occupants / co-tenants
Ability to archive occupants or co-tenants instead of deleteing them or having to leave them in the portal (marked as vacated).
As sometimes it can clog up list of tenants in properties where we have had a few change of tenancies, but ability to still search them up if archived if needing to do a rental reference.8 votes -

Why is archiving properties/tenants/landlords such a nauseating process.
You can keep the checklist as an option, however there should be a quicker archive option.

lease break label
When a tenancy is vacating and you select 'lease break', a label shows up at the top of the tenancy profile, which is good; however, once the move out date has been reached, the label changes to 'vacated'. Is there anyway 'lease break' can remain there as well?

Tabs remain visible when scrolling
Could you make the Tabs(ex. lease & rent, financials, etc.) stay fixed at the top of the screen while scrolling down - similar to how the Tenancy, Property, and Ownership Profile sections remain visible - so that we don’t have to scroll back up to switch tabs?

Be able to view multiple phone numbers for contacts
Currently you can only see 1 number beside a contact. If a contact has multiple numbers eg a home & mobile, only 1 is visible at a time. Therefore you have to remember they have 2 and click edit to see the other number. Would be good to be able to view all numbers or at least have a drop down beside the number to prompt that they have multiple numbers

Owner profile show property under management
When receipting owner funds would be good to have the Owner profile to also reflect property they own, not THEIR postal address.
When have the same owner entered more than once cannot tell which is which without knowing their profile ID

Making Bond and Deposit Information Mandatory for Residential Setup
It would be lovely if residential profiles could not be able to be finalised without the required bond amount being entered. This would stop bond payments being automatically allocated to rent in the meantime.

Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

Management Notice period area
It would be ideal if under the Landlord profile per property if the Management notice period was visible ie 30/60 days notice instead of having to look at the management agency agreement

Archiving a tenancy when management is lost
When you have a lost management and this is ticked in the property, you should be able to archive the tenancy without putting in a vacate date as technically they have not vacated. This would be useful if the tenancy has a rent credit and the ownership has already received the funds.
