Add option to select assigned agent for routine communication
Option to have automated routine communications to be sent from assigned inspecting agent, instead of point of contact or company.
15 votesUnder Configuration > User Management > Business Roles you have the option to select which Business Role is to be the Inspection Contact. This can be a different business role than the Property Management Contact. The Business Role that is selected as the Inspection Agent will be who the Inspection Communication will send from when Point of Contact is chosen as the Send From option. Quote Orders
It would be good to be able to have the owners name on the 'quote orders automatically' just like the work orders. Currently we have to type it onto the quote orders

1 votePlease add the merge field for "All Contacts For Access" to the template. You can do this in Configuration> Automated Communications > Property Management > Work Order template (or other maintenance templates too).

Recurring system for routine inspections.
Like Console Cloud, it would much more efficient if there is recurring system in Property Tree to avoid any properties that are missed to schedule for next one.
1 voteThis is setup under configuration > inspections. When a new tenancy is created and the first inspection scheduled this will pull through and become a recurring routine inspection each time a routine inspection is completed.

Owner Portal
One of our landlord asked if inspection be included in the Owner's Portal. At the moment, they are not able to access these reports.
1 voteHi Billy, if you are saving the inspection reports against the inspection in Property Tree, they will automatically be saved to the Documents Tab on the Owner Profile. In the Documents list, you can select to make the inspection report visible to the Owner. This checkbox is what makes any of the documents appear on the portal.

SA Only - Tenant approval to take photos at a Routine Inspection.
SA Only - Due to recent changes to the legislation, PMs can no longer take photos of tenant's belongings, making it difficult to take photos for a routine inspection. Could the routine inspection notices be updated so tenants can approve photos be taken during the inspection? A blanket approval is not permissible in the legislation.

1 voteYou can add Contacts to your Creditor Profiles (the Creditor profile has the Company Name), these can be marked as contractors, or accounts contacts. The contractor contacts will be sent the maintenance communications, and the accounts contacts will be sent the statements when payments are made. On your Property Management Automated Communications, you can choose to address your maintenance communications (quotes/work orders) to the Contacts (with Title, First Name, Last Name). Adding Notes in Quote Requests and Work Orders
Add notes section in work orders for property managers / users to make NOTES in the progress of work orders and quote requests? Where they are up to - if they have spoken to creditor, waiting on further information, etc

inspection schedule specific day
Would be great if you can specify what days the inspections can be scheduled for. Our agency only does periodic inspections on Friday mornings. So would be great if you can specify days as well as the time.
1 voteIf you set your Inspection Schedule Configuration to weeks, once you enter the tenants first inspection as a Friday, then when it is completed, the next date will automatically set as a Friday is X weeks time (6 months = 26 weeks etc).

Ability to set maintenance against the tenant for tenant repairs
There isn't currently a way to log maintenance repairs that a tenant is to cover the costs for within PT. Currently, the only way we log this is by setting a task (in the past it was a note) to follow up and if we find the Tradesman for them, we invoice them via PT but cannot link the invoice etc.
1 voteYou can enter an invoice for a creditor that is paid via the tenancy invoice and has nothing to do with the owner funds. You can also link this to a maintenance job. Please refer to the knowledgebase article here https://propertytree.elevio.help/en/articles/93218.

Automatically adding owners details in a quote (Mr Smith c/- Real Estate)
Being able to send a quote to a contractor and automatically adding owners' details for an example (Mr Smith c/- Real Estate) so the quote has the owners' details not the Real Estate Details. This does show on a work order, but not when requesting a quote.
1 voteYou can customise your Quote Request email template to include that information (like the Work Order email). This is found under Configuration > Automated Communications > Property Management (and scroll down to the bottom to find the maintenance templates). There is a merge field for Ownership Name.

Completing maintenance
when completing maintenance jobs it sends a cancellation message to the creditor. It is becoming very confusing for trades and needs to be rectified to say job complete rather than job cancelled, Please fix this.
3 votesThere shouldn't be an email sent to the creditor when marking a job as complete in the maintenance request or via the invoice entry. If the job is marked as canceled it will send an email (however this can be unselected at the time of canceling too) - which can be customised under the configuration > automated communications.

Not sending work order details to cancelled trade if another is approved
Have an option to send a seperate cancellation email to secondary trade if 1 of 2 is not approved so they don't see the details of the approval email.
1 voteWhen you send a work order to one of the creditors that has previously quoted the work, you are prompted to send a cancelation to the creditor(s) that have not succeeded. This cancellation is a template in the auto communications which you can modify to remove the merge field for the job details.

Add dated note
To be able to add an automatically generated dated note into a maintenance request, to add such things as updates or how the issue was resolved.

Photos in Quotes and Work Orders
Being able to upload and/or paste multiple photos on a work order/quote request
1 voteHi Leo, thanks for your suggestion. You can currently add multiple photos to a job to send with a quote or work order. Once you have created your job, you have a camera icon below the description that allows you to add images. You can add more than one image here. To have these included in the quote or work order just make sure you have the correct link in the template for "Link to Quote Request Attachments" or "Link to Work Order Attachments" - and then these will be linked to in the email when sent to your creditor. These templates are found within the configuration > auto communications > property management. Please reach out to our support team should you wish to have some assistance with this.
