  1. We would like the ability to send automated communication from different team members working within a portfolio. For instance, we have a few super PODs / Portfolios where the Senior PM liaises with the owners and the PM deals with the tenants so ideally the arrears and routine inspections should come from the PM not the SPM. Surely this is a common issue - would be great to have some flexibility here.

  5. Being able to have the ability to send all invoices and reminders to the "accounts" contact and not the "tenant" contact. When the contact type "tenant" has unticked to auto send invoices, they do not get the invoices emailed to them. The contact that is ticked "Send auto invoice" gets the invoices but this contact does not get the reminders because their contact type is not "tenant" the "tenant" contact gets the reminder even though they didnt get the invoice.

  6. To be able to have the mail merge list show the tenancy name as well as recipient as it is easier to recognize the tenant name in the case of commercial tenancies, ie, the business name, not the contact person

  7. At the moment it's only for the days after, once the rent is overdue, but it would be ideal to have one for before the due date as well. For example; "Rent Due Tomorrow" with the description inside as "Friendly Reminder, your rent is due tomorrow, please make sure payment is made to avoid arrears on your ledger!"

  8. The option when doing a mail merge for "Recipients with multiple matching properties should get one email" still results in owners receiving the same email multiple times. Can we have an option for "recipients with the same email address should get one email", that way if we have the owner loaded multiple times, they will only get one email.

  10. We need to be able to tick a box to email residential renters when they get a rent credit eg sales inspection fee and for this to show in the communications tab.
    Because residential rent is not invoiced the Email Invoice box with renter email address's pre-ticked does nothing when you click Create Credit, you have to send them an ad-hoc email which is time consuming.

  11. Would like more merge fields to be able to add to communication templates such as Key Numbers, Inspecting Agent, Inspection Day of the Week, Days Overdue, Strata details, Alarm Code, Bond Top Up (outstanding amount being difference between required and held)

  12. When setting up auto-communications, can an email and SMS be triggered to go on the same trigger day? Currently they can't be triggered to be sent on the same day which is useful for arrears and scheduling inspections

  13. The envelope alert should only be shown when the message is relevant to the property manager/user that is logged in instead of showing alerts for any message that comes in to the whole company.

  17. In portal messages i think a good idea would be to have read receipts for the businesses side so we can see if other collegues have already viewed the message so we dont double cross on messages that have already been seen too

  18. Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

  19. Auto Comms / Mail Merging feature
    The ability to create a Mail Merge Document outside of the Ownership statement
    So that we can ask the owner to contribute funds to cover the outstanding invoices not paid. Lets be proactive not reactive... its too late when we send the statement as the bills are now possibly overdue and interest can occur
    Or an Auto Comms same thing one that we could trigger by days

  20. A function to generate a rent increase notice to the tenant, utilising the rent schedule fields, allowing for sufficient notice period.

    We will also need the ability to have the new rent schedule confirmed as often negotiation may be necessary.
