Have commercial invoices attached as PDF, not a link
With automated invoice processing becoming more common, we have an increasing amount of commercial tenants requesting invoices be attached to an email as a PDF as well as a link in the email itself?
226 votesWe're pleased to advise that Tenancy Invoices and Tenancy Receipts will now be sent from Property Tree as a PDF attachment. Check out the release notes or product update video for more details. It's recommended you update your Invoice and Receipt templates under Automated Communications > Accounts.

Allow fixed increases to be adjusted using a method eg 4% annually
All rent or outgoings to be adjusted using a method eg: 4% annually, rather than having to manually calculate the actual amount and set up multiple manual adjustments. This makes it impossible to reflect on how the rent has been increased over a period of time without having to manually calculate the difference, which is extremely time consuming.

Able to insert the Tenancy ID into the Invoice and reminder Emails.

Ability to enter rent increase by percentage

Ability to update Commercial tenants outgoings once saved
With the updates to entering Commercial tenants, you are no longer able to go back into a rent schedule and add in Outgoings if these were not entered initially - this was able to be done before but not any more. Can this please be amended back so that the field appears for Outgoings - often we may not have the information at that time and need to go back in and add this later which now cannot be done.

Commercial Rent Review Types
Under Tenancy/Lease and Rent/Next Rent Review, would you please add the type of review for commercial tenants, i.e. Market, CPI, Fixed Increase. This also needs to be available on reports and in mail merge fields

Add Lease Options to lease information section
Add a section in the lease, rent & budgeted outgoings section to include if the lease has an option on it. Ie, they are in a five year lease but have a 5 year option after the initial lease has finished.

Update Ownership GST during tenancy
Would like the ability to change the GST value against an Ownership profile mid tenancy. Having a Commercial Owner become GST Liable and having to add all new properties and tenants is very time consuming.

Option for Properties to be separated on the Tenancy Schedule
Properties with multiple tenancies in the same street or building to show on separate Tenancy Schedules.
EG. 1 Property Street to show separately to 6 Property Street as they have separate owners.
Would be helpful to be able to select an actual profile in the filters section.

GST summary on Commercial Properties
Accountants like the REST GST statements issued for the quarterly BAS. Would be good if they can be generated on Property Tree.

Lease Expiry: Commercial Tenancies
Under Automated Communications there is presently only one option for the Lease Expiry: Tenancy. We really need a separate one for the Commercial Tenancies as what the communication says is not appropriate for Commercial Leases.
5 votesWe are happy to let you know that this suggestion has been released - you can now filter these automated communications by Property Type allowing you to set up separate communications to send to Commercial and Residential Tenancies. You can find this new filter in the Automated Communications Trigger settings
