  1. A way to enter payments onto a landlord statement / I&E Report that were made by them, direct eg. an owner has made payment for a replacement oven using a CC but I'd like to note that on file, for them

  3. Have a "Email On" Date or timeframe i.e. "14 days before" for recurring tenant invoices. At the moment the recurring invoice feature sends the invoice on the date it is created, but for rental invoices, our customers want to received them earlier to pay rent in advance.

  4. An alert should come up when sending out an invoice via the create tenancy invoice to a tenant who does not have emails or it should print automatically. The button is "Create Invoice" so unless you look for the details you can think it has emailed, as it doesn't prompt to print.

  5. It would be wonderful if we could nominate a particular Month to withhold funds, for example, owner insurance is due on 30th April each year, along with Council Rates, my owner has requested to hold funds for February & March preceding to enable there to be enough money to cover. If we could enable this on request (sometimes 6 months in advance) it would be easier to remember

  6. Display the Property Manager’s name in Invoice Genius on the ‘Bulk Processing’ screen, next to the Property address, so we can identify the PM and bulk forward invoices (similar to FileSmart).
    Also display the PM on the invoice screen once the invoice has been opened and Property selected, which will be helpful for any invoices that were not bulk processed users currently have to have 2 screens open, to find out who the PM is, before they can forward the invoice

  7. Once an unknown receipt has been entered it would be great to be able to make notes as to what has been done to date for auditors

  8. Creditor Remittances - would be good to be able to add a deposit reference (eg account number) to show on the receivers bank statement. Even though the remittance is emailed some large companies (eg credit check companies who receive 100's of deposits daily) receipt the funds incorrectly based on the company name on the bank statement being similar to another agency. They also say the emailed remittance is not received, could be in junk, maybe blocked by email hoster, but either way our funds are not being allocated correctly and it's time consuming to get this corrected.

  9. Show the Original Lease Start Date on the Receipting Screen so you can decide whether to enter the amount as a Holding Deposit and enter the date into Hold until for reporting and allocating funds

  10. We are required to have a water meter read on the Ingoing Property Condition Report though there is no where for this information to be carried over into PT.
    We will need to check invoices prior to the auto processing incase a property has been sitting for a few days and retic has been on / property has settled / water leak. We need to be able to clarify which has always been a great audit feature when you can put the KL used with the dates. Didn't need to go back and look through invoices and clarify as you…

  11. When cancelling a fee there are limited options and often we cancel fees in order to pay an owners outgoings then re-enter the fee afterwards. Can you add a new option 'delay'?

  12. I'd like to see a specific function which expands the current tags function that allows for ownership payments to be date specific on a monthly basis. For example a landlord requests that their rent be released to them on the 20th of the month to coincide with a mortgagee repayment. This function would be particularly helpful to ownerships with multiple properties rather than paying rents each time a tenant makes payment. The function should only allow for the release of funds on that date as a failsafe when paying other ownerships also.

  13. It would be good to have a separate option to switch off the creation of an Income & Expenditure report for an ownership, if possible. Currently, the only option is to switch off Statements and Income & Expenditure Reports

  14. To reduce any Bank Rec issues because it hasn’t been done for a while, it might be good to get pop-up reminders, alerting Agents to take action.
    For PT users who are not required to do Bank Recs at all, it would be good to have a turn on/off option for such reminders (controlled by MRI on the Admin Portal, not accessible for users). Maybe get users to sign/agree on that.

  15. Flag whether the tenant is set to charge for water usage when creating a tenancy invoice and oncharging tenant via creditor invoice (currently only does within Invoice Genius so is not consistent)

  16. As a relative newbie to Property Tree, I discovered too late that income and expense codes are included in the drop down menu when invoicing tenants. This in turn has meant I already have errors in this financial year that the system will not allow me to correct. It would be at the very least preferable if the system would show the account number along with the description when invoicing - then at least you could ensure you are not making errors with selecting the correct account code.

  18. When paying creditors, it would be really useful to be able to place an invoice on hold from the 'Pay Creditor' screen. This would be particularly useful at EOM when decisions are made in terms of holding an account to pay with funds in the following month especially at EOM when you are processing creditor payments often.

  19. We have queries on the I&E statements and when going back to either the PM or owner it will be easier if they can see the account name instead of the account code on the ledger. There is no report to show you what has been used under a specific account code other that the ledger.

  20. It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.
