Multiple Owners for 1 Lot
In SM you can currently only add one owner. We have seen a huge increase with multiple people/companies purchasing 1 property. There is a character limit for the name so cannot enter them all.

Recurring invoices

Privilege Meetings - Do Not Show
With the number of plans having defect work, OC and committees are having meetings held under privilege but the developers are still owing in the complex. Currently we need to remove the plans ability to see meetings at all from their web login in case the developer see them. We also cannot allocate to the committee to view on the portal as they all appear in the list of meetings on the logins.
If we create the meeting through the meeting wizard, it shows on their web logins.1 vote -

Allow all mail merge fields to be used in one mail merge document
It would be great to have the ability to include any mail merge field in any document. For example i cannot use a owner mail merge letter and insert the meeting date via a merge field.

Creditor invoices - warning when other unpaid invoices outstanding
Example - Corp has $900.00 invoice outstanding and $400.00 available. Sits in CR invoice until enough money to pay.
New invoice comes in for $350.00 and can get paid without knowing that there are earlier invoices still unpaid. If warning pops up, it would give the user option to hold to ensure earlier invoices are paid first.7 votes -

To change the colour of the headers within the owner / committee portal from Blue to a neutral colour like Black as Blue does not go with all client's branding.

Allow small debts not to incurr interest for arrears
With the $2.75 being charged by Australia Post, we have a lot of owners who are in arrears by this amount. The system automatically applies interest to this amount.
I would like to see an option in the background to allow us to set a limit that interest will not be charged on. Example "do not charge interest on arrears less than $____" This way companies can make the choice to use it or not6 votes -

Compress Agendas and Minutes when they are being automatically e-mailed
We are increasingly not able to send Agenda's and Minutes from Strata Master via outlook because the file size is too large.
Therefore it is bouncing back and not able to be delivered to our contacts. It would be great if the file can automatically be zipped before automatically sending from Strata Master to Outlook.3 votes -

Cannot scroll unless in Edit mode
There are a couple of screens that you cant scroll through unless you are in edit mode which is really annoying such as insurance claims, notes in the tenant tab (of the lot owners card).

Add a Smart Search Option
In REST there is a 'smart search' that is able to search everything to bring up possible property, owner, tenant matches.
It would be brilliant if Strata Master had the same, the amount of agent levy payments that come through with no remittance advice or owner payments made from the owners partner (who will be in the system as a contact but not owner) it takes an extensive amount of time trying to locate the correct lot/s to allocate funds correctly.
The ways to search at the moment are very frustrating as you are unable to put specific information into…

Note Column In Budget
Add a column to the budget screen to explain the reason for the line expense - at the moment we need to track this in a separate spreadsheet or similar. Often managers will make updates to the budget over the course of the year for the next FY but may not recall the reason for the budgeted expense when the AGM comes.
