  1. To be able to enter management fees as a flat fee. - IE. we have stakeholders that pay their management fees quarterly and annually.

    We currently enter this in as a (manual) fee and then have to label each stakeholder whereas if it was an option to have a non-percentage flat fee this would also allow us to capture this in our fees reporting each month/year.

    Currently it is very manual to capture this for reporting purposes.

  2. In the tenant recent transactions add a column showing any rent credits so it is visible when they occurred without having to bring up a ledger

  4. Would love to see an option to prevent part payment of agency fees & instead hold funds until sufficient to pay the fee in full.
    Would stop owners questioning multiple payments toward letting fees etc.

  6. It would be helpful if we could have the option for more than one bank account to be configured for direct debit payments. E.g. if a couple each want to pay half the rent from there own accounts via direct debit.

  7. Please consider adding the option to select the property when paying selected creditors. It would make life easier as currently we need to go through all invoices entered although we only need to pay 3-4 (overdue) invoices for a specific creditor.

  8. Would like the ability to set the statement date rather than on the day the statement is created, so a full month statement can be created. Currently if month end falls on a weekend the report is dated for the day the statement is generated.

    As a example we would like to create an ownership statement for the 31st of the month so the statement period is from 1st - 31st of a month in line with accounting periods.

  10. It would be great if you could design a statement that carries on the tenant/s part payments to the following statement. Our clients get very confused when they may receive more than usual on month & then less the following month & don't understand why.

  11. In Invoice Genius and/or when entering water invoices, disable the ability to enter tenancy water usage if the tenancy has NO to water usage entered on the tenancy card. Currently, even though through Invoice Genius, you can see that it says NO if a tenant is not to pay water usage, however the system still allows for the usage invoice to be entered.

  12. Please can we add a account description column next to the account code column in "find transactions". It will make it easier to read exported Excel reports without having to do a vlookup function.

  13. Ownership statement template improvements

    1. Template fields to include respective "Property Manager" for signing off.

    2. Have one link to which consolidates both the ownership statements and creditor invoices – this “one click” consolidation into one document is an appreciated convenience for owners to have statements and supporting documents in one file.

  14. When the rent is receipted and the tenant has no email, then send the rent receipt to the company inbox so it can be printed and sent to the tenant - like how PT does this with Automated Communications.

  15. Batch payments have a reference number and no payee description. Is it possible to have the payee group listed, rather than having to drill down on the transaction to identify if it is a creditor, agency, bond or owner payment. If it could list the batch payment payee that would be helpful and time saving.

With the new feature where a bond increase can be added with a rent increase, its it possible to have Property Tree calculate what the increase is rather than relying on users calculating this leaving room for mistakes. This could be a pre-determined setting based on bond being equal to 4 weeks rent or whatever is set up for each account.

  17. Owners that receive correspondence by post don't have their EOFY statements saved against the owner profile anywhere for easy reproduction/ viewing. It would be great if they auto save in communications or documents when being created at end of year.

  18. When entering in bond information, we should be able to send a bond invoice, like a rental invoice.
    if not paid, it should also be noted on the invoices sent out to the tenant that it is due/overdue

  19. Make the bpay reference field go red/error when entering references that have spaces. If you cant process the payment with spaces then the system should not allow spaces when entering the reference number.

  20. You can only send an automated reminder for invoices once it's in arrears, suggest having a days' before option so 7 days before it's due, tenant gets an email reminder.
