Rent Increases & Payment Cycles
Previously in REST when entering a rent increase that didn't line up with the tenant's existing payment cycle there would be an option to raise an invoice for the difference in the rent increase for the period between the rent increase effective date and the tenant's next payment cycle. This would mean the tenant's payment cycle isn't impacted and the owner doesn't have to wait till the next payment cycle for the increase to come into effect.

Bank Deposit Sheet to display individual receipts
While the Bank Deposit page in Property Tree displays the individual receipts created (e.g. cash receipts), the Bank Deposit Sheet doesn’t. It only displays the total amount.
The Bank Deposit Sheet (is often stamped by the bank and) is kept for record/audit purposes.
Having individual receipts listed would provide transparency on each transaction.

Have a please where you can put in a Credit Note from a Creditor and raise a credit in the tennant profile as well
When a tenant invoice has been paid direct to the creditor, and the creditor issues a credit note, this can currently be added to the tenancy, however not against the creditor.

That it has a option for longer then 12 months so that owners that live overseas that need diffrent time periods that are for example as 13 months as the dates are within same month for the country they reside in

Ii would like to be able to create an invoice for the owners to pay for things like advertising or other charges that they may wish to pay direct rather than from the rent. Similar to a tenant invoice or commercial rent invoice but for the owner.

Ability to apply held tenancy funds during receipt
When receipting to a tenancy, it would be helpful to be able to see what held funds the tenancy has available and also have the option to apply some or all of these held funds to their rent and/or invoices during the receipt process. This would save having to go back to the tenant later and doing a separate step to allocate tenancy funds.

lease renewal fees on increased amount
Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

Send Rent Receipt to Tenants after Applying Held Funds to Rent
We've noticed that when held tenancy funds are applied to rent (e.g. after a bond claim), receipts are not sent to tenants, as they would be if it were a direct rent receipt.
It would be great if this could change so that it's more transparent about how the funds are being used.

My idea is to change the rent arrears day from the day the rent is due to the next day as the Residential Tenancies Act NSW 2010, states that the rent is due on or before the day it is due. So, if the tenant pays their rent on the day it is due, they are not one day in arrears and they shouldn't be showing as they are in arrears.

Paying selected creditors (and not all) has no option to show by certain due dates
When paying selected creditors (and not all) apparently it will pay ALL outstanding creditors irrespective of due dates. Which means entered instalments for Council rates will not work. This needs fixing as we are a large agency and need to pay statutory rates and taxes weekly - not all creditors - just statutory rates and taxes.

Sort ‘No Payment Info’ on Ownership Payment screen
On the Pay Ownership screen:
It would be great to have the ability to sort the column of ‘PAY AMOUNT’ in order, so all the owner's with missing payment details (displayed as ‘No Payment Info’) are grouped together for easy identification.
Currently, they are not always listed/sorted in order.
It's not very user friendly having to export the grid as a CSV, set filters to sort and identify any missing payment info.12 votes -
Improve payment percentage split to landlords for unusual percentages
Currently when an ownership profile and bank details are set up, Property Tree does not allow for unusual percentage distributions to owners when there are multiple owners.
For example, if there are 3 owners with equal ownership of the property and each has different bank account details.
Currently Property Tree accommodates 2 decimal places.
- Owner 1 - 33.33%
- Owner 2 - 33.33%
- Owner 3 - 33.34%
Total 100%The problem with this is that certain Trust set ups do not allow for this inaccurate percentage distribution.
