Filter Communications by Portfolio
Currenting in the Communications you can filter assigned to me or company, we are a larger office with 5 portfolio's it would assist with being able to filter by portfolio. 1 to monitor each portfolio on how they are tracking with response. 2 if a staff member is off sick or on leave another team member can filter there communications and action accordingly.

Mail merge filter for rent increase notice
A function to generate a rent increase notice to the tenant, utilising the rent schedule fields, allowing for sufficient notice period.
We will also need the ability to have the new rent schedule confirmed as often negotiation may be necessary.

Auto Communication - custom options for things like Reticulation and Water
Can you please add in auto communication the ability to send emails on a specific dates to owners / tenants?
For example each year we send the tenants a bulk communication for the following:
*Reticulation should be turned off today due to water corporation rules.
*Water should be turned on today as the sprinkler ban is over.It would be great to be able to create custom templates in auto communication based on a specific date / need for owners and or tenants so you can set and forget.
Currently we have auto comms set up but there does not…

Have separate auto communication for commercial rent and outgoings
Have separate Automated Communications for Tenancy Invoices and Commercial Rent & Budgeted Outgoings Invoices. Residential and Commercial often have different requirements/needs and hence users need to be able to customize those templates to those requirements

Auto Comms / Mail Merging feature
The ability to create a Mail Merge Document outside of the Ownership statement
So that we can ask the owner to contribute funds to cover the outstanding invoices not paid. Lets be proactive not reactive... its too late when we send the statement as the bills are now possibly overdue and interest can occur

Daily Arrears SMS Messages
Currently arrears SMS messages are only sent when set up ie day 3 and 7. A way where the arrears messages could be send daily from day 3 for example, so that we dont have to set up 15 different SMS daily messages in the auto communications tab. This would benefit if there are any serial offenders or tribunal matters where it may go over 15 days, as they currently just STOP getting alerted at all which makes it worse.

Lease review reminder 3 months before lease ends
I recommend adding a lease review reminder 3 months before a lease ends to avoid human error.
This will give us le-way time to conduct a rental appraisal, negotiate with the owner etc.
I want to avoid accidentally overlooking a lease renewal to avoid going periodic.
With the new QLD tenancy laws this would be very handy as it could cause a problematic situation if it does go Periodic.

Automated communication - more merge fields
Add merge fields into the Tenancies in Arrears automated communications to include the ownership name and tenancy lease start date so that Notice to Remedy can be sent as an auto communication instead of bulk mail merge.

Have an area in communications for staff to communicate important information regarding the property/tenant so everyone can see what is happening, eg "advised plumber that the owner authorised replacement of hwu". Everyone can see that it has been actioned.

Mail Merge Rental Arrears ability to include tenancy overview
Would like a template field for Tenancy Overview to enable an overview to be included in a mail merge for rental arrears sent to the tenant by email. I think this would help the tenants understand the arrears and avoid PM's having to send 2x separate emails.
