4 votesYou do have the option of entering a creditor invoice with a tenancy invoice and selecting to have this paid direct to creditor. In this instance, the creditor invoice will not be paid until the tenancy has paid the tenant invoice and it does not pass through the owner funds. To be able to charge for multiple things that are recurring on one invoice
We need to be able to charge for things like storage rent or shed rent and carparking which is charged monthly as part of the lease on one invoice with the rent and outgoings. Using the recurring invoices creates problems as you cannot put the due dates in only the 14 days after invoice etc. This means things are due on different days and also on different invoices, it just need to be on one invoice.
1 voteYou can set up additional monthly charges under the property/tenancy to charge with the rent/outgoings so it's all within that one invoice that is sent (referred to as Multi-Outgoings). You first need to add the additional outgoings options (car park/shed etc) to the property (you can add different account codes if required), then add a rent change to the tenant (same rent amount, but this adds those additional items to the tenancy for their next billing cycle). Letting Fees
Can we have a letting fees report. At EOM we are given a letting fees amount for that month but we cannot look up letting fees so we can check at a later date if a letting fee has been collected. REST had a ledger for all the fees which made it easy to look up fees months later.
3 votesThe Find Fees list under the Accounts Menu can be filtered by date range, by Fee Name, and Status (Unpaid, Paid, Part Paid, Cancelled).

Show number of days in arrears
We need to know the number of days in arrears, taking into account part payments. Extremely important in commercial as we can lock out when a clear 14 days in arrears.
5 votesThe Tenancy in Arrears list shows the Days in Arrears and you can select whether this by Periodic or Effective (to include the part payment), you can also filter by Property Type. If you cannot see the Days in Arrears column, use the three dots to the right of the list headings and this allows you to include/exclude columns from view.

Budgeted Outgoings update description
Hi Team, for commercial tenants I think it would be great if Property Managers had the ability to change the name for budgeted outgoings.
For example so we can set it up for management fees ..1 voteYou can change the description and account code of the budgeted outgoings on the property (details > advertised rent). To have this reflect on the tenancy you will need to add a scheduled rent change (which can be for all the same amounts, however will bring through the new description). commercial deferred rent
Deferred rent - we are new to PT from REST pro which enabled the set up of deferred rent over the prescribed 24 month period in Vic - PT doesnt seem to have the same flexibility to insert a secondary rent charge and drawing of commission so would be integral in managment of commercial until Covid laws/regs conclude in 2025

Update Rent Review report to include new Commercial Rent Review method
Now that the field is available to add in the rent review type for Commercial tenancies, can the rent review report be updated to to display this.
1 voteYou can find these details on the Tenancy Schedule (under Trust and Reports) which also holds the lease dates, rent review dates and rent increase details. The 3 dots in the search results allow you to add more information columns if you cannot currently see all of this information

1 voteYou can choose to display trust information on tenant invoices which includes the tenant reference. This is actioned within the Trust Account settings

reopen emails
Reopen an email if we have hit complete, if required
2 votesYou can re-open an email in the Communication Platform. If you use the filter icon by the search bar, and select Completed, this will show you the completed emails. You can then find the email you want to re open and use the drop down to mark it as In-Progress or Open again, this will put the email back into that status in the appropriate inbox (whether this was a Company Email or Assigned to You etc).

conversation records
Can we have a space like the REST conversation diary, where we can document phone conversations we have had with tenants. This was really handy, and it allowed all staff within an agency to view where something is up to. Its especially useful when staff are on leave, or if you are having a legal issue with a tenant.
