When we issue stage 1 debt recovery we receive many complaints that we didn't warn that levy wasn't paid prior to the lot going into arrears. This results in agro over debt collection fees and arrears interest being charged. If we could send out a standard warning this should stop the receipt of belligerent phone calls and other demands being made for waiving of fees by lot owners. If Lot owners/agents received a warning and still ignored payment then we would have clear evidence that we, as strata managers, have done all possible to enable them to avoid the fees and charges in the first instance. This would go long way to stopping the aggressive phone calls.
