Time based fee triggers
Please add time based fee triggers for property transactions. Eg we require admin fees to be entered under the property for some of our managements and only for the common property for unit blocks owned by one ownership. Would be great if we can have this set up to trigger on a certain day of each month prior to end of month being run so they will appear on these owner statements.

Pop up on rent increase if dated within 12 months of last increase
With the new legislation coming into effect, is it possible to have an alert when entering a new rent schedule that the last rent change was within the last 12 months? The user then has the option to continue with the new rent schedule or cancel. thanks

Option to issue statement / remittance advise for bpay creditors
Bpay creditors do not receive statement / remittance advise after payment. It will be good if we have the option of generating statement / advise to confirm the payment status. Real life example, we need to order a security key from Strata urgently, payment sent through bpay but Strata asked for a remittance advise which we are unable to provide.

When entering future dated rent schedule increases into PT, it should record the person's initials whom added in the change.

Owner Statement - I & E Graph / Payment History
We have once again received a query from an Owner regarding the : STATEMENT HISTORY EXPENSES VS INCOME (6 MONTHS) PAYMENT HISTORY (6 MONTHS) Table and Graph.
I would just like to reiterate my concerns with the wording/information on this report/table.
I understand and have verified that the information is based on the Ownership Ledger dates.
I believe, however, this is misleading for the Owner’s Statement, as this is not the information per “STATEMENT HISTORY”.
My suggestion is to either change the Title or perferable change the information to correspond with the Ownership Statement dates.

aba file exceeds bank upload limit
Banks have limits to the amount of payments included in ABA files - it would be great to see a pop up to say - payments included in the ABA file that is about to be downloaded exceed 500 - do you want to continue (in westpac case it is 500)..... further more under setting if one could put in their banks limitiations assuming they are all different - then the pop up can respond to that or better yet just say aba can't be downloaded as it exceeds your banks upload limit - reduce to 500.

Add Multiple BPAY references for one creditor
It would be good if Property Tree will hold multiple BPAY references for each property for the same creditor. Example when Strata Levies are received separately for a car space to the actual unit they generally have different BPAY references so invoice genius does not pick up when its different.

Owner statement frequency
We would love the ability to choose the frequency of an owner statement dependent on our owner's requests. Eg. we have owners that only want 1 statement per month, but want a mid-month and end of month payment, so receive 2 statements, and other owners that are happy to receive 2 statements per month. This selection could be saved on the owner profile so when processing the owner payments, it would only need to be run once and Property Tree would know the owner preferences.

Creditor statement as PDF attachment
I am an electrical contractor. Some of our customers use PropertyTree, some use other programs.
With Property Tree the creditor statements come through as a link to the PDF in the email body rather than a PDF attached to the email like other programs like Property Me do.
Because Property Tree creditor remittance emails do not have an attached PDF we have to manually download the PDF and then on-send into our accounting software. With other propgrams we can auto-forward without the need to do it manually.

Credit for Ownerships
Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

Trigger for the let fee to be on first rent receipt, not when a tenancy is loaded.
When a new tenancy is loaded and the let fee is triggered, could it be possible to create a trigger option for when the first rent is receipted by the new tenants? Owners have been a little upset sometimes that the let fee is charged prior to them receiving their rental payment...I know we can choose to manually do the let fee, however we would love a trigger option for this if possible.

A reference number on eft payments
A reference field on EFT payments would be appreciated as for instance Sydney Water require us to put our Company as reference when paying water bills however, no option on your system to do so.

Invoice Genius: Expand vertically Wider in creditor's description
Please make the key-in space vertically wider in the creditor's description. Normally the description is very detailed with long sentences, we can only move the mouse to see the whole context .

Remove Uncleared Funds
Remove uncleared funds from the landlord end of month statement.
Feedback from clients is that it is not relevant to have this on the statement as the funds are not cleared so how is it relevant to report at end of month. If the funds clear it will appear in the next month which is how it should be.
I have also had this feedback from clients who have large portfolios have their accountants have requested the same thing.

Credit Card as a payment method
We would like to see credit card added as a payment/refund method. In context, we have holiday rentals and sometimes are required to refund to a holiday guest during their stay or refund $$ if they cancel or leave early. Our bank has advised that best practice in this instance is to refund to the method of payment received.

Option to EXCLUDE ARCHIVED Owners from I & E Statements in the bulk run
When doing the Income & Expenditure statements, there is currently no option to exclude Archived owners. It should be a tick box option.
In the instance of managements lost to other agents, fees are not able to be recouped once it's sent.
