Compliance - Insurance should not transfer with change of ownership
Insurance entered for a property should not go over with the property during change of ownership as this would have been for when the previous owner managed it not the new ownership.

Compliance Register - Non-Compliant Properties & Compliance Dates
Issue 1 - (Compliance – Current) - This does not accurately reflect if a property is compliant or not.
Non-Compliant properties that have current compliance dates (This marks Compliance as Current in PT), however the actual reports are Non-Compliant due to Electrical/Gas/Smoke Alarm issues to be rectified.
• For the property to show as Non-Compliant in PT – I must add in the Notes section: NON-COMPLIANT to help identify the Non-Compliant properties.
• Could a Non-Compliant Tick Box be added to the Compliance Register and the Property Section to assist with clearly identifying the Non-Compliant Properties or Category even when…

merge fields for compliance

Clone compliance data for blocks
Having the option to clone compliance data for blocks.
If you manage an entire building and get the AFSS done - there should be an option to clone the data to the rest of the building rather than having to do it individually.1 vote -
Dedicated Key Register (sign in/sign out)
it would be really helpful to have a key register where we could assign key in/out and assign trades/ownerships/tenants etc. and also the individual with the keys (i.e. jack) and contact information for the individual responsible for the key. Also to be able to print a report of the keys each day to see which keys are still out with trades. an important part of this would be to have the ability to have the keys "not to be returned" or similar if an owner is taking possession or management ending etc.

Expired and Missing Compliance
to have a search engine where you can search for expired compliance for properties on their own in case any have been missed when entering, and those that have no details for compliance at all.

ability to bulk email owner's based on compliance status i.e. email all owners who manage their own smoke alarms and that are past due.

Ability to add owner's compliance status to monthly ownership statement email
Ability to add the status of the owner's compliance on their ownership statement, so they are aware if their landlord insurance, smoke alarms compliance is up to date for each property.

Ability to send owners/tenants based on compliance report
From time to time we need to send an email to owners who have compliance managed through a particular contractor. I.e. smoke alarm compliance contractors.
They may have advised there is a price increase and we need to be able to easily pull a list of those owners and email them about the change.

Sorting of properties - have street number before unit number
Efficient organisation is paramount for compliance and also the day to day handling of property data.
Current reporting of properties put unit number in front of the property number and street name. A better sorting outcome is achieved when the unit number is put after the street number and name. This ensures that no properties have been missed for any owner who has multiple properties or other reasons.

Compliance categories - Bulk update
Love the compliance register
Love that you can now search properties with no compliance
Hate that when you created the compliance register you migrated the existing smoke alarm compliance over calling it migrated smoke alarm and now we have two categories for the same thing and as a result no clear way of searching for properties with no smoke alarm compliance. Can you create a bulk update for compliance categories so we can transfer them one way or the other rather than having to individually update each property?7 votes -
Add option to add recycled water reading/dual water readings
We have a fair few homes that have a standard water meter reading and also a recycled water meter reading that is charged as water consumption. It would be great to have a space to put dual water readings in the water usage section.

Expiry of compliance expiry update
Why doesn't the compliance expiry date update or advance like the compliance next service date when you close and create new?
Can this be updated so the two are in sync?

Smoke Alarm Compliance
Need another section in the 'TYPE" dropdown field to say Both. We have some properties that have both Hardwired and Battery Smoke Alarms. At this point you can only pick on or the other. We have to use 'unknown' which is not correct and then makes our staff have to search for the last service report to check what is at the property.

Mail Merge - additional filter options
Would love the ability to filter mail merge by lease dates and rent review dates so the system can pick up expired leases and we can communicate directly with those owners. The same for leases coming up for renewal without having to set up the automated system. Also, is there a way of omitting owners that don't want a renewal and would not appreciate a reminder?
