Ingoing Inspection Creation
In order to create an ingoing inspection for a new tenant in PropertyTree, the tenant has to be first converted. To convert a tenant, information from a signed lease needs to be entered. In NSW, it is a legal requirement for an ingoing inspection to be completed and given to the tenant BEFORE a lease is signed.
There should be an option to create an ingoing inspection on a prospect, and enter the information to appear on the ingoing there, rather than having to convert the prospect and therefore charge the owner a letting fee, before a lease has been…

Work orders and pictures be sent as pdf attachments rather than links.
We have found that strata companies and now many of trades will not click on links. This is causing us duplication of work as we resend the work order as an attachment.

Inspections Summary - have "street" column
The Street used to appear as a column, and made scheduling much easier! Please bring it back as we have a number of properties on the same streets and want to ensure we schedule appropriately. Please!

Automatic charge for routine inspection
While it is nice that Property Tree charge owner the routine inspection fee whenever we finalised a routine inspection report on Inspection Express. However, when we finalised an Entry or Exit Inspection, Property Tree charge the owner the Routine Inspection Fee instead of the Entry/Exit inspection fee.
Could Property Tree rectify this? Thank you.1 vote -
More triggers for Ownership Inspection Notice
Have the option to create an inspection notice for the ownership with all the same triggers as the tenant - tentative, proposed and confirmed. At the moment its just confirmed and this is very restrictive.

Works Orders - Shorten Page
The work order format is too long, you need to scroll down to the send and completed button and if you put an information banner up along the bottom of the page you can’t see the buttons at all and risk not sending the work order out. I suggest a shortening of the page format so we can see the send and complete buttons without scrolling. The whole work order sending is very long anyway, too many steps and the scrolling down to send a work order is a step too far.

Status updates on Work Orders
Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.
This will make it easier when following up on work orders where the job is currently at.35 votes -

Inspection type to show option of Tenant Assisted Inspection
When creating a new Inspection for a tenant it would be great to be able to have Tenant Assisted Inspection as an option - currently it is only Routine, Ingoing and Outgoing. When looking at a tenant profile and an inspection is in the confirmed stage we can not tell if it is a Tenant Assisted Routine or an Agent Routine which is booked.

Assets register on the property
Asset Tab Under Property.
Section like compliance where we can add all the details of the assets in the property such as ovens, air cons, cooktops etc. Be able to list installed date, warranty date, supplier/installer, Make & Model, photo of the serial plate and item. Copy of the purchase invoice.
This way we know exactly when assets were added and when they are under warranty too. This will help for QCAT/bond claims when items such as carpet is damaged as we can keep track of when it was installed.
Would be wonderful if we could also link it to…

Communications associated with a maintenance job, should be viewable within the maintenance job
Communications associated with a maintenance job, should be viewable within the maintenance job. Currently, to view any communications linked to a work order, you need to look through the contractor file, rather than the actual maintenance job. This is very time consuming.

Have owners name/invoice details in the work order (not just the email)
Owners details (NAME) are not appearing on work orders via link.
Tax invoices should be addressed to the owner care of the estate agents address.
There is no mention of the owners detail at all on the work order link.
We have it set up so they get the owners details in the original email. However when work orders are going through to the contractors accounts department they are not receiving the owners details. We would like a field included on the work order to include owners details so invoices are received correctly.10 votes -

work order dates
When work orders are downloaded there is no date on them. recipients are complaining that there is no date for the creation on the work order. When you download the existing work order it makes the creation date the day you download it not the actual date you create the work order.
The date would and could be relevant for any tribunal issues for repairs and maintenance at tribunal.3 votes
