  1. The "Actual Unconditional Date" is used as a trigger for some other parts of the system, such as allowing a sold listing to appear in the Sold section of a blast email, or to send through to a media vendor integration partner.
    However it is a manual field which is often overlooked, so it would be helpful to see this information auto populated once the Portal status changes to Sold which would confirm that it is in fact Unconditional.

  2. Major web portals (REA, Domain, View.com.au) support a listing type of 'For Sale or Lease'.
    As an agency that manages commercial property, I want to be able to enter listings into Box+Dice and select this listing type, and upload as such to those portals that support it.

  3. When using the Project Module you have the ability to bulk add properties, and also bulk-list them. However, there is no option to bulk add the owner/vendor at the same time.
    Once the properties are created, you must go into each property and add the owner one at a time. This results in a lot of extra admin work for a large project.

  4. It would be really helpful if the property screen could show what it was previously actually leased out at or sold for. ie pull the combined figures from all transactions into the one place. That way you get a running track of the sale and rental figures over a time period.

  5. In the Properties tab, there is a tag to show when a sale price has been marked as Undisclosed. This is also present when viewing the main listing screen.

    This should also show when including the SALE PRICE column in the Sales Listings tab, so that users will not unknowingly reveal an undisclosed sale price to a client.

  6. When entering a tiered commission structure, the system generated description uses a hyphen symbol to separate each tier. If there are only 2 tiers, this makes the description read as if the second tier is being subtracted from the first.

    For example:
    2% up to $500,000 - 2.5000% on anything above $500,000 inc. GST

    Could the symbol be changed to something else, perhaps a comma, so there is less potential for confusion?

  9. Could we please have a configurable option made available that allows an office to restrict the authority price from and to, to only a 10% range to assist with compliance?

    Alternatively, could we at least have a notification displayed to the user to let them know when the authority price exceeds the 10% range.

  10. REA accept "a whole number greater than or equal to zero" for the number of living areas of a property, however only one can be selected within Box+Dice.

    We would like the ability to choose more than one when required, and have this load to REA.

  11. Want to be able to change the "Actual Release Deposit Date" in the Sales Details tab after a property has settled without having to reinstate the sale.

    In most cases the monies are drawn from trust at settlement, however there are times where we are owed money at settlement but we need to settle the property on the day it settles so it comes off our settlement report. At the moment we are having to either wait for the monies to come in, draw the funds then settle it OR settle it on the day but then reinstate it to…

  12. Can we please have an option to enter a Deposit Bond for part of the deposit only? One office has reported more than one incident of needing to enter a deposit bond for only part of the deposit with an initial deposit having been paid by Cash/EFT/Cheque.

  13. By default, an Appraisal will be dated as the date on which it is entered into the system. If you include an appointment at the time you first enter the Appraisal, it will be dated as per the date of the appointment.

    However if you are wanting to enter an appraisal which has already taken place, and back-date it, this is currently very fiddly to do.

    It must be done from the contact screen of all vendor(s) attached to the appraisal.

  14. As a New Zealand user, I would like all the rural property types that are accepted by major portals TradeMe and RENZ to be available in Box+Dice, so I can load my properties accurately on those websites and have buyers find them easily.

  16. It would be great to have an option in the appraisal screen to add the type. eg A (hot), B (warm) or C(cold).
    This would help with tracking the type of appraisals agents are going to and check their performance. If an agent is losing all their A appraisals to another company, then maybe they need more training, need to take a more senior person to the appointment with them etc.
    It would also be used to measure an agent’s performance – if we have expectations that they will attend so many A B & C appraisals per month.

A number of offices have recently requested the inclusion of a more intuitive identification system to be used for fields which can be sent through to the web portals (if using web portal loading). At present, it is not immediately clear which fields will/will not be sent to the various web portals. The suggestion has generally been for a colour coding system or something similar to be used.

  19. At the moment there are only two listing types (Auction/Private Sale) in the Appraisal form. Can we please add all the selections so it matches the Listing Information page of a sale property as these show on the Advertising Campaign - and it looks unprofessional when you are talking about an advertising campaign that you are selling by EOI - but it says Auction or Private Sale at the top of the page!!
