Owners Corporation Certificates (Status Certificates)
I don't know how everyone else does it in Victoria, but as far as I'm concerned, I do not have one OC Certificate that fits all buildings. We need to be able to bring in a OC Cert template relevant to a particular building. Otherwise, OC Certificates are useless to me.
It should also be able to bring in figures relevant to a number of common properties - i.e. break them down. So the law in Victoria states that each OC must be treated as a separate entity. Say the building is a part of 4 OC's within the one Plan of Sub, then you want to be able to issue one invoice for the lot, but obtain a set of consolidated financials, as well as individual financials. This works. But it should therefore be able to bring in individual OC levy amounts that can then be populated within an OC Certificate. OC Certificates on StrataMaster DO NOT work for buildings with multiple common properties, or for those that are out of the ordinary i.e. legal issues, cladding, etc. One OC Certificate does not fit all. StrataMaster needs to look at this issue.
