New Tenancy Fees & Prospect Tenants
We have an issue where holding deposits are taken by Direct Debit but we have to convert the tenant from a prospect to load in the direct debit details. This is then charging our new tenancy fees.
We need to be able to convert the tenant but have the trigger for the fee be Original Lease Start Date.
Having to convert a tenant from a prospect to get an ingoing completed and lease generated (without having to duplicate the information) means we are charging an owner fees before the lease commences.
The only work around is to have duplicate fees…

Financials tab - when you go in to the recent transactions area and then open up an invoice, you arwhen you go back it takes you out of the
Financials tab - when you go in to the recent transactions area and then open up an invoice, when you use the back button function you are taken back to the financials page - not the recent transactions page where you were prior. It is most frustrating when you are looking up a number of invoices. Can this be looked in to please.

Ability to Link a paid invoice to maintenance job.
Ability to Link a paid invoice to maintenance job. In trying to close off old maintenance jobs, it would be good to be able to link the paid invoice and close the job.

Be able to view multiple phone numbers for contacts
Currently you can only see 1 number beside a contact. If a contact has multiple numbers eg a home & mobile, only 1 is visible at a time. Therefore you have to remember they have 2 and click edit to see the other number. Would be good to be able to view all numbers or at least have a drop down beside the number to prompt that they have multiple numbers

Email Thread - not able to reply to emails
To be able to reply to an email through PT and have that email thread, not have to start a new email altogether.

Opening communications
When you exit communications if it could stay on that page where you are up to instead of refreshing Home, becoming frustrating when you have to open the communication to check if thats the email you are looking for.
OR better way to search communications.

Adding the ability to have the email come 'from' the intended sender
Sometimes you have to send an email on behalf of someone, but it comes from the person who types it. The ability to send it from the intended sender with BCC options would also be great!3 votesWe're pleased to advise that we're currently working on the option to change who an ad hoc email is sent from, allowing for emails to be sent on behalf of other users. Status updates on Work Orders
Work orders should have "Status Updates" on work orders. Such as Quote Requested, Waiting on Approval, Work Order sent, Completed, Rejected, Hold, Owner Attending.
This will make it easier when following up on work orders where the job is currently at.93 votes -
rent reviews - PM column
In Tenancy Rent reviews - add a Column of "property manager" as an option. At the moment to view a whole agency and understand which PM is behind, and who is under control you need to select each PM one by one. For large agencies, it takes a while.

Tasks automatically added when adding a buyer
Is it possible to have when adding a buyer to a sale that a set of tasks automatically gets added to the property in the same way as when you add a new sale property marketing fees are automatically added

Credit for Ownerships
Agencies should be able to provide credits against an ownership profile just like you can create credits against a tenancy profile. This allows for if agencies offer credits - such as a free month of management, we should be able to apply this as a credit instead of waiving fees.

Some properties have access codes as well as keys. There is only a space for a key number. Can you add an option for codes.

Under the contacts it would be helpful to have a "middle" name section as there is currently a first, last and preferred name section. As we saved tenant and owners middle names they are currently being saved under the first name but to be more streamlined and tidy/easier to navigate it wuld be helpful to have a middle name section.

Edit work order PDF details
We would like the ability to edit the downloadable PDF work order link that is sent to the trades. Currently we can only edit the email communication sent to the trade and not the work order. We would like to include invoice instructions that come up on the PDF not just the original email as trades tend to print the work order and never look at the original email again.

archiving occupants / co-tenants
Ability to archive occupants or co-tenants instead of deleteing them or having to leave them in the portal (marked as vacated).
As sometimes it can clog up list of tenants in properties where we have had a few change of tenancies, but ability to still search them up if archived if needing to do a rental reference.3 votes -

Make Part Payment Reports Accessible to PMs not just Administrators
Currently the only way for a Property Manager to access reports on tenancies with part payments, is to go through an administrator profile on Business Insights. We recently became aware of leases that were signed as monthly being inadvertently entered as weekly on PT due to data scraping from IRE. Having access to part payment reports should be as easy as accessing arrears reports as they demonstrate an error either on the system or the tenant's payment amount.

Credit for rent button greyed out
Am finding the 'credit for rent' button greyed out on some receipts. This then means I have to back out then enter a credit for Centrepay fees before returning to receipting the rent..may as well not bother and just put all the credits in separately first

reconciliation
cancelled or reversed receipts - would be great to be able to reconcile straight away and not wait a day for it to appear. This makes it difficult when you have few people receipting and reconciling on different days.

Rent Arrears Automation
Can we request an option under Rent Arrears Automations to have the option to turn off notifications on weekends - ie send only on weekdays.
