  1. I would like to have a way to send automated communication to the tenants once a work order and a quote request is sent to a contractor. This way the tenants will be aware that the contractor will be in contact with them to arrange a time.

  3. Client has requested that work orders be updated to include a issue date so that creditors have a clear record of what date they were given the job. And also, if this comes up at tribunal they will need to show when it was issued.

It would be good to be able to add a message on the actual statements instead of just in the email - not all owners receive emails and it means we are having to print an additional letter to communicate the message. i.e Christmas closure period, public holidays coming up, rates will be due in ........ etc.

  5. We would like to have a merge field available that allows us to record the year the property was built. We require this information to be able to track our portfolio and ascertain low medium and high risk for asbestos and lead contamination throughout our portfolio. This would be hugely helpful rather than have to record this information separately.

  6. Ability to add a clickable link into the user banners i.e. QR code link to be clickable not just scannable in the image. Extend format of files from just PNG and JPEG to Other formats that include links.

  7. When you enter "Next Rent Review" date, you automatically get an alert reminder when that day has been reached, because currently you have to manually enter an alert under notes or pull a rent review report, an automatic reminder would be more simple and user friendly.

  8. Routine inspections should not be able to be closed in PT without first attaching the report.
    There should be a warning pop up telling you that you cannot close inspection until report is attached.
    This will help when staff leave that you know the reports are there and inspections have not just been closed without doing the inspections.
    Would also help in disputes/tribunals as evidence

  9. PT is very hard to read when you put a email / note in the notes section and it makes it go into a paragraph. Not easy it this is needed to be printed for some reason. Would be good for it to save as it is put in there.

  10. When Receipting rent it would be good if you could use a short cut to the bottom receipt amount (+) like rest as now we have to add the weekly rent up and receipt the balance to invoice credit due to alot of tenants paying extra for water usage.
    PT doesn't let us know if for example: tenant pays fortnightly rent and one is at the old rent and one week at the new.

  13. It would be ideal if Business Insights could provide an Average fee amounts in $. for a selected period as part of their Fees reporting. eg Average Letting Fee by $

  15. When filtering for a Mail Merge there should be an option when you have the list of properties to be able to sort or further filter down to a street name or something similar then when you press send maybe have the option to check who is being sent to, that way you don't accidentally send to the wrong property.

  16. Tenant invoices created through invoice genius should be able to be sent to all/multiple tenants not just the primary tenant (as this option is available when entering a single tenant invoice).

  19. Ability to preview the Sales Statement without sending them to the Company Email. Currently, the only option is to send the Sales Statement to the Agent, which uses the Company Email. However, that causes an issue if the Salesperson doesn’t have access to the Company Email. If we can preview it before sending it, it allows us to double check the information.

  20. Change of ownerships should override invoices due and hold funds for old ownerships. And should be for property manager to instruct to settle invoices to complete for change over to ensure funds that are owed to new ownerships aren't paid to invoices.
    Its almost impossible to keep track of when you have a number settling and bills like water, rates and strata levies are ongoing.
