  1. It would be very useful to be able to see each page in preview form of the documents uploaded into the property/owner/tenant card so we do not have to download each document to view it.

  2. It would be beneficial to be able to set up a recurring credit against rent or outgoings. This would better handle landlord incentives such as covid concessions and allow them to be recorded rather than just netted off against rent. The alternative now is to manually enter the credit monthly or net it off against the rent, losing the audit trail to some extent. The ability to categorise the credit type, similar to the way residential can, would also be beneficial.

  3. Have an area in communications for staff to communicate important information regarding the property/tenant so everyone can see what is happening, eg "advised plumber that the owner authorised replacement of hwu". Everyone can see that it has been actioned.

  4. It would be great to have an option to add sale anniversary dates, so we can send communication out to owners with the potential of another sale down the track.

  6. We can view through the eye statements although it is not how they appear when being sent to an owner and too large to be able to check especially on a larger rent roll. Ability to send statements to agency like the Income and Expenditure Reports so we can accurately check statements prior to sending to the owners

  7. Currently if an owner has multiple properties all on the one statement, any charges such as letting fees do not specify which property they are for. It would be very helpful if this could be specified to avoid owner queries.

  8. Have a section to search only open work orders and quotes.
    When currently putting in dates, it caps off at 2000 because it shows all completed jobs.
    Maintenance Request Summary does show all jobs, but not the creditor.

  9. We need more template options in sales, we need sale commission, marketing etc., this will be a lot easier for generation account sales to solicitors

  10. Currently, credits can only be applied to rent or existing invoices.
    If a tenant receives an incorrect invoice and has paid it already, it would be ideal to be able to apply the credit to future invoices to make up for the over payment.

  11. Have the total arrears display on the receipt. On the receipt screen once entered it shows the arrears for rent, this should come through to the printed/emailed receipt. Same for invoices - it doesn't currently show the outstanding amount, only what has been paid (it doesn't even show what the original invoice amount was)

  12. Remove "yearly" from rent calculator. Not accurate. PT support suggested flexible dates for annual rent calculation as the yearly figure is not accurate.

  13. When notes are pinned to Tenancy receipt is it possible to have an alert noise of some sort. Many times the blue line with the note is missed and payments are allocated incorrectly. This also applies to Ownership - Creditor Invoice. It needs to have the ability to be turned on or off as some may not like it making noise all the time.

  14. Integrate with outlook so that emails sent from Property Tree can be responded to through Outlook AND autosave function where all communications to and from tenants and landlords email address through Outlook autosave to Property Tree communication or documents

  15. Would like a template field for Tenancy Overview to enable an overview to be included in a mail merge for rental arrears sent to the tenant by email. I think this would help the tenants understand the arrears and avoid PM's having to send 2x separate emails.

  16. In the tenant card "create invoice" section, could you please add a section for a purchase order number and the facility to add a company address (different from the rental address). We have a lot of companies that require their head office address and their purchase order number on all invoices.

  17. Currently there is no field for PM in the reports within Trust & Reports.

  19. Summaries a user's daily activity not just login date and time.

    It would be very useful for the administrators to monitor the user activity in Property Tree and assess the user's work efficiency using Property Tree and identify areas that users do not use often and need training on.
