  1. it would be really helpful to have a key register where we could assign key in/out and assign trades/ownerships/tenants etc. and also the individual with the keys (i.e. jack) and contact information for the individual responsible for the key. Also to be able to print a report of the keys each day to see which keys are still out with trades. an important part of this would be to have the ability to have the keys "not to be returned" or similar if an owner is taking possession or management ending etc.

  2. Having the ability on the Ownership Payment screen to waive any Fees in Bulk (e.g. Admin Fee), for any fees charged by an Event such as Ownership Statement / Ownership Payment.

    That would for example allow to create Mid-Month and EOM Owner Statements, however only charging the one Fee amount in total at the EOM.

    That will solve the issue of either having to split the fee amount (half at Mid-Month, half at EOM) or charge the total fee amount manually.

  3. Invoices on Tenancy Profile:
    - Ability to see the Recurring Tenancy Invoices on the Tenancy profile, on the Financials tab > Outstanding Invoices, without having to first click on ‘View Recurring Invoices’.
    - Selecting ‘View Recurring Invoices’ then unnecessarily takes you out of the Tenancy profile, which is not ideal if you just want to view what’s currently setup against the tenancy.
    - Also, even if the Recurring Tenancy Invoice is not yet outstanding, however there is one scheduled and due in the future, it would be great to have that information on the screen.

  4. You can search bond by type, however the filter is not functional when auditing to identify any missing bonds from your whole portfolio. For example, I have 4 bond types. Bank Guarantee, Owner Held, Term Deposit & Retail Bond Board. The filter does not allow me to search from all bond types if any of the tenancies are missing a recorded bond. I need to go through every tenancy to identify any that have no bond entered.

  6. There needs to be a way to be able to put reference numbers/names into ABA file bank transfers. I have done several transfers to Solicitors/ NSW Trustee etc and the money has been unable to be identified. I understand that you can do a transfer straight from the bank, if this is the solution, why use property tree at all. We strongly rely on references, including to vendors.

  8. It would be great to have another inspection type 'follow-up inspection' we can use for return inspections. The reason being, it would then be able to be scheduled without taking the next scheduled routine out of the system which unfortunately can result in an error putting it back in after the follow-up is complete. The follow up should be it's own separate type and schedule. That way it can be scheduled after a routine without affecting the next routine.

  9. I'd like to see the bond arrears page improve. Currently there is a screen that shows how much arrears is outstanding, it doesn't however tell you when the arrears is due. For instance, rent increases (and therefore bond increases) are listed for future renewals = not yet in arrears. Then have to cross-reference and double handle. Needs an additional column or filter to show what's due and when.

  10. Owners that receive correspondence by post don't have their EOFY statements saved against the owner profile anywhere for easy reproduction/ viewing. It would be great if they auto save in communications or documents when being created at end of year.

  11. In the tenant profiles can a section to add Date Of Birth please be added. When doing many tasks such as leases, bonds, connections etc. this information is required and it is quite annoying to not have it be with the rest of the tenants details. Thank you.

  12. Currently if a Rental property is in your system, you have to manually input all the same data to make a new Sales listing. It seems like a waste of time when software could automatically load data like property address and current owner and contact information. It seems so simple to copy data from an existing entity like that and use it to create a new entity.

  13. Add Automated Communications Trigger for X Days to Vacate Date.
    The current system allows you to send automated communications X days from the lease end date. However if a vacate date is entered for the tenant this blocks the communications from going out. We would like to send reminders to tenants that their lease end date is x days away as well as advise them of the rent owed to vacate. As such, we request to have the option to send automated communications based on vacate date or for the vacate date to not prevent communications triggered by the lease…

  15. since change of system this week, the auto attachment of company banner is removed from emails sent from actions., you now have to remember to attach your banner to emails so your signature appears on emails sent to clients, this has only just been removed with update and needs to be reinstated urgently or we are sending emails and having to remember to attach banner.
