  1. Be able to create creditor invoices in Property Tree that are able to be printed as separate documents.
    Rates instalments will differ from an invoice for the rates for council when instalment options are being taken.

  2. "Original Lease Start Date" NEEDS to be a mail merge field. There is no way to indicate how long the tenants have stayed at the property in the merge fields.

  3. It would be great if we could input a history of tenants who have transferred in and out of a lease.

    Sometimes there are 1-2 new tenants across a few years, sometimes there are 25+ different tenants across 10 years, and without the ability to concisely document this we need to go digging through previous records e.g. tenancy applications, manually stored PDF files, bond deposit history - so it would be great to have this feature.

  4. Efficient organisation is paramount for compliance and also the day to day handling of property data.

    Current reporting of properties put unit number in front of the property number and street name. A better sorting outcome is achieved when the unit number is put after the street number and name. This ensures that no properties have been missed for any owner who has multiple properties or other reasons.

  9. We have recently found that on settlement, property authorised creditor reference numbers are remembered. Sadly at present the only solution is to delete references on the new management to prevent incorrect payment to the wrong BPay/Invoice Reference Details. - My Suggestion would be to remove references automatically on settlement to prevent accidental payment to the previous owners CRN for their respective creditors and this would then prompt for new CRN's to be entered for the new management after settlement.

  11. Currently when the automatic lease renewal fee is used the amount is calculated on whatever the rent is at the lease start date. This causes a problem when their is a rent increase but it doesn't commence until after the lease start date. This will be more of a problem with the legislation in QLD restricting rent increases to every 12 months. It needs to calculate off the upcoming rent increase.

  15. To be able to have the mail merge list show the tenancy name as well as recipient as it is easier to recognize the tenant name in the case of commercial tenancies, ie, the business name, not the contact person

  17. Under “Vacancies” tab where is shows tenancies vacating, there should be a section for “Terminations” to show us a report of ALL tenants who are being terminated, as it is really hard to keep track of these!

  18. Being able to have the ability to send all invoices and reminders to the "accounts" contact and not the "tenant" contact. When the contact type "tenant" has unticked to auto send invoices, they do not get the invoices emailed to them. The contact that is ticked "Send auto invoice" gets the invoices but this contact does not get the reminders because their contact type is not "tenant" the "tenant" contact gets the reminder even though they didnt get the invoice.
